When it isn’t the sealant

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Writing the fire-stopping specification
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Approving the work on behalf of building control

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

What we seal

  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers

Fire stopping in Kent Street, done properly

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal, not a rule of thumb. The enquiries we see most involve seals disturbed by maintenance and left open and service penetrations left open after M&E works, across joints between fire-resisting walls and floors, linear gaps at wall heads and cable penetrations. Looking for mastic applicators who cover Kent Street? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

A job near Kent Street is usually planned around one visit, so send the specification and photographs first. Design and sign-off belong to the designer or building control; we install what’s specified.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Penetration seals near Kent Street

At about 49 miles from central London, Kent Street is within reach of the capital. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.

For a hotel such as Claverton Country House Hotel, which lies south of Kent Street, penetration seals are worth checking after any refit or services upgrade. On a hospital site such as Conquest Hospital, 2.2 miles to the south-east of Kent Street, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

Why act early in Kent Street

Fire stopping is a regular point raised at inspections and handover. Late discoveries can delay handover while openings are reopened and resealed which is why earlier is better. Older rural buildings around Kent Street move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Your questions answered

How does the move away from BS 476 affect penetration seals in Kent Street?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can you seal penetrations in a hotel in Kent Street after a refit?

Yes, where fire-rated sealant is the specified product. We match the product to the wall or floor and the services, and say if something other than sealant is needed.

How long do sealant joints last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

How long does a job like this take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Our process

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. If others near Kent Street need work, visits can be combined. A fixed quote is given before anything starts.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Warn occupants and staff about the work
  • Tell us what induction or permit system the site runs

Advice

Looking after the joints

Regular inspection catches problems early. In particular:

  • File the specified details where the next contractor can find them
  • Check with the data sheet before painting over fire sealant
  • Arrange inspection before areas are covered up
  • Settle who seals which penetrations at the start of a project

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original, or a new specification from the designer.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Common problems we fix in Kent Street

Some service penetrations were never sealed at all, often hidden above suspended ceilings or behind boxing. Inspections, refurbishments and ceiling access usually bring them to light.

These are often picked up first by site or facilities staff:

  • Unsealed penetrations discovered above suspended ceilings
  • Expanding foam used as fire stopping
  • Damaged fire seals in risers and voids
  • Fire-stopping items raised at inspection or handover

Office fit-outs on sites such as Wheel Farm Business Park, 1 mile east of Kent Street, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.
