Fire stopping across Hogben's Hill

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Questions we’re asked in Hogben's Hill

Is Hogben's Hill too small for you to travel to?

Not at all. Hogben's Hill is within our area. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Do you decide the fire-stopping details for buildings in Hogben's Hill?

No. Fire-stopping design and sign-off belong to the designer, principal designer, fire engineer or building control. Our part is installing the specified product to its tested detail, and telling you if the detail calls for something other than sealant.

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

Can you work to our specification?

Yes. Send it with your enquiry, and we’ll price the work to it.

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Fire stopping in Hogben's Hill

For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. We work from your penetration schedule or marked-up drawings and the specified product data. Tell us what records you need and we’ll confirm with the quote. Most enquiries involve service penetrations left open after M&E works and seals that don’t match their tested detail, on small duct penetrations where the tested detail allows, service gaps in risers and linear gaps at wall heads. A single leaking joint is often how a building in Hogben's Hill first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

A job near Hogben's Hill is normally planned around one visit, so send the specification and photographs first. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

A 12-month guarantee applies to all our work. If an installation problem shows up, give us a call on 01277 525 020 or email a schedule or drawings and we’ll arrange a return visit.

Keeping the joints sound

After handover, a little attention goes a long way:

  • Brief every trade that openings they make must be sealed
  • Flag new cables with no seal around them
  • Include service cupboards in routine inspections
  • Check with the data sheet before painting over fire sealant

After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and the work runs in step with the M&E.

Common problems we fix in Hogben's Hill

Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.

It’s worth sending us details if you spot any of the following:

  • Penetration schedules that need working through
  • Openings found when ceilings come down for a refit
  • Fire sealant pulled out of the opening
  • Openings left by services added after handover

Holiday works at schools like Selling Church of England Primary School often leave service openings to seal before pupils return.

Questions to ask before you book

  • Health and safety accreditation such as CHAS
  • The named product and why it was chosen
  • Their public liability cover
  • What the guarantee covers, and for how long

Why act early in Hogben's Hill

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. Halls, stores and units around places like Hogben's Hill may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Fire-rated sealing for Hogben's Hill buildings

Fire stopping of openings and penetrations in England falls under Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Central London is about 46 miles from Hogben's Hill. Office refits around the commuter belt bring new cabling through fire-resisting walls.

Halls and meeting rooms at places like Church of St Mary sometimes gain new services, and any compartment wall crossed needs the specified seal.

Honest limits

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Approving the work on behalf of building control
  • Openings that need collars, wraps, batts or boards rather than sealant

If in doubt, call 01277 525 020 or send photos by email and we will say what we think.

Surfaces we seal

  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Linear gaps at wall heads
  • Pipe penetrations

Different surfaces, different methods

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.

Small ducts

Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.

How a job runs

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. For work around Hogben's Hill, we aim to finish in one visit, so photos and measurements up front really help. That way the right products come on the day.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.
