Fire stopping in South Street

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Fire stopping in South Street

It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance in South Street and nearby. Site teams most often ask us about service penetrations left open after M&E works and fire-stopping items raised at inspection or handover, across linear gaps at wall heads, service gaps in risers and pipe penetrations. Most enquiries from South Street start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Around smaller places like South Street, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next. Smaller jobs around South Street can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Preparing the site

  • Agree which areas must stay open
  • Tell us what induction or permit system the site runs
  • Tell staff and tenants when we will be in

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Questions we are asked in South Street

What does the BS 476 change mean for fire-rated sealant in South Street?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Is a hospital such as Eastbridge Hospital of St Thomas the Martyr somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

When can you be on site?

We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Do you have public liability insurance?

Yes. We’re fully insured, including public liability cover.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you cover South Street?

Yes. We cover South Street, and the simplest way to start is to call the office on 01277 525 020 or email drawings and photos.

What we can’t put right

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Reviewing a building’s overall fire safety
  • Plastic pipes whose detail calls for a collar or wrap
  • Gaps in walls that were never built as compartment walls

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly.

Surfaces we seal

  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers

Keeping the joints sound

For the best life from the joints:

  • Get seals inspected before ceilings and boxing close
  • Flag new cables with no seal around them
  • File the specified details where the next contractor can find them
  • Look above ceilings when tiles are lifted for other jobs

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate, and it helps at inspections.

Leave it or put it right?

The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable. Older rural buildings around South Street move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote.

Different surfaces, different methods

Masonry and concrete

Many seals are made in blockwork, brickwork or concrete slabs. Dust and loose debris are cleared out of the opening.

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe. If the detail needs something beyond sealant, we tell you.

Service penetrations in South Street buildings

Central London is about 47 miles from South Street. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

In a building such as Church of St Peter and St Paul, any service penetration through a fire-resisting wall should be sealed to the specified detail. At a healthcare site like Eastbridge Hospital of St Thomas the Martyr, 5.7 miles to the east of South Street, new services through compartment walls are a constant, and each needs the specified seal. For a hotel such as Cave Hotel and Golf Resort, which lies north of South Street, penetration seals are worth checking after any refit or services upgrade.
