Need fire stopping in Haugh?

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Cost factors for service penetrations

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Access and working height
  • Working within restricted access windows
  • Travel to remote or island sites
  • How much there is to seal

A quote for service penetrations depends on quantities, condition and access. Call for a quote.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • Any dates the work must fit around
  • How the joints are reached, and at what height
  • Approximate linear metres or a joint schedule
  • The postcode of the building

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

Fire stopping for commercial buildings in Haugh

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail rather than guesswork. If you have fire seals cut back for extra cables and never reinstated and openings left by services added after handover, we can put it right. Looking for mastic applicators who cover Haugh? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In smaller Scottish places like Haugh, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Jobs near Haugh are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Preparing the site

  • Make sure the joints can be reached
  • Send asbestos survey details if the building is pre-2000
  • Send any specification or drawings in advance

For managing agents and facilities managers

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

FAQs: Haugh

Can you take on a job at a hospital such as Ballochmyle Hospital?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

How do Scotland’s building standards affect fire-rated sealant in Haugh?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. Design sits with the designer and the verifier; installation to the tested detail is our part.

Is your workmanship covered by a guarantee?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

Do you take on multi-site work?

Yes. A group of buildings can go on one quote, with one point of contact.

How do we ask for a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Compartment walls and floors in Haugh

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, and products should be tested for their end use. We install what’s specified, to the product’s tested detail.

Hospital estates such as Ballochmyle Hospital (to the east of Haugh) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. For a unit at a site such as Station Road Industrial Estate, 0.5 miles north of Haugh, new power or data runs between office and warehouse can breach a compartment wall. Hotels such as Fairburn Hotel, 0.9 miles to the north of Haugh, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

Looking after the joints

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Check risers and ceiling voids after each round of works
  • Leave fire sealant to cure fully before covering it
  • Put resealing into every M&E and fit-out package
  • Flag new cables with no seal around them

Keep the product data and installation details with the building’s fire safety information. Anyone resealing later needs to know which product and detail were used.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned.

What we can’t put right

We check first that sealant really is the fix. It won’t put right:

  • Signing off or certifying a building’s fire stopping
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on

If in doubt, speak to us on 01277 525 020 or use the quote form and we will say what we think before you book.

  • Linear gaps at wall heads
