Common questions from Hartlip clients
Is a hospital such as Medway Maritime Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Is a smaller place like Hartlip outside your area?
Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.
Is fire stopping in Scotland covered by different guidance?
Building standards in Scotland are separate from England’s. Either way, we install the specified sealant to its tested detail.
What site paperwork can you supply?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Are you members of a third-party fire-stopping installer scheme?
No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. If your contract requires third-party installer certification, we’re not the right fit for that package.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Fire stopping in Hartlip, done properly
It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required; sign-off sits with them too. We fit the specified fire-rated sealant following that specification and the maker’s installation guidance in Hartlip and nearby. Site teams most often ask us about openings found when ceilings come down for a refit and expanding foam used as fire stopping, across pipe penetrations, small duct penetrations where the tested detail allows and service gaps in risers. For commercial sealant work in Hartlip, you deal with one contact from quote to sign-off, whether it’s one building or several.
Around smaller places like Hartlip, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

How a job runs
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Jobs in and around smaller places like Hartlip are typically planned as a single visit, so photographs and measurements up front really help. That way the right products come on the day.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Preparing the site
- Share the asbestos register for older buildings
- Make sure the joints can be reached
- Point out parking and an unloading spot

What we can’t put right
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Walls or floors that aren’t fire-resisting to begin with
- Reviewing a building’s overall fire safety
- Large openings beyond what any sealant detail covers
If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we will give you a straight answer.
Surfaces we seal
- Linear gaps at wall heads
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Service gaps in risers
- Joints between fire-resisting walls and floors
General trades versus a specialist
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
How the quote is worked out
These are the things that shape the price:
- Induction, permit and paperwork requirements
- Distance, for remote addresses
- Phasing around occupants
- Removal of failed or old sealant
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you’re ready.
What we need to price the job
A few photos plus some basic facts will normally do. It helps to include:
- How the joints are reached, and at what height
- Clear photographs of the problem areas
- Asbestos survey details if the building is older
- Whether the building will be occupied during the work
Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.
What the job involves on each surface
Plastic pipes
Plastic pipes soften and collapse in a fire. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.
Drylining partitions
Drylined fire walls are tested in a particular build-up. The sealant detail has to be tested in that wall type, with the stated board layers first.
Fire stopping in Hartlip: the local picture
In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. At about 33 miles from central London, Hartlip is within reach of the capital. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls; the gaps need the specified seal.
For a hospital such as Medway Maritime Hospital (4.8 miles north-west of Hartlip), penetration sealing is normally phased ward by ward, with infection-control rules agreed first. Halls and meeting rooms at places like Church of St Michael sometimes gain new services, and any compartment wall crossed needs the specified seal. Industrial units on estates such as Newington Industrial Estate (to the north-east of Hartlip) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.
