Common questions from Hartlip clients

Is Hartlip too far out for you?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

Will the toilets in our Hartlip building be out of use?

Normally only some of them, for a short time. We work in phases so other facilities stay open. Each area is handed back once the sealant has cured enough to use.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.

Do you need to remove the old sealant?

The failed bead is always removed. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.

About our washroom sealing in Hartlip

When mould has spotted a silicone joint, more cleaning won’t remove it. The mould has rooted into the silicone itself so it returns whatever the cleaning regime. Only replacement gets rid of it for good. We work on vanity units and basins, accessible toilets and changing rooms and urinals and WCs, and what we are called in for most is open joints along basins and vanity units and failed sealant in a tea point or staff kitchen. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Hartlip, preparation and product choice get the time they need.

Community buildings around smaller places like Hartlip have kitchens and toilets used by many people. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Different surfaces, different methods

Wet-room floors and floor-to-wall joints

We seal the visible joints; we don’t install or repair waterproofing below, and we’ll say if the trouble looks to be beneath the floor.

Changing rooms and gyms

Showers, floor edges and vanity units in changing rooms all need sound sealant and we look at them as one job.

Work for main contractors and building owners

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. Jobs in and around smaller places like Hartlip are usually planned as a single visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. The phasing is agreed so there are always facilities open.
  3. We strip out the old bead and clean off the residue left behind.
  4. Joints are cleaned, degreased and dried before sealing.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Advice

Maintenance after handover

Problems stay small when the joints are checked regularly. Specifically:

  • Make sure washroom ventilation is running
  • Squeegee showers and trays after busy periods
  • Respect the cure time before reopening each room
  • Keep a record of which washrooms need attention

Add washroom sealant to routine inspections. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.

Inspectors look at whether kitchen surfaces can be kept clean. Resealing sinks, worktops and splashbacks before an inspection is a simple step.

General trades versus a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

What happens if it’s left?

Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours which costs more to fix than a reseal. For buildings around smaller places like Hartlip, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.
