Why act early in Greatness

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach. In a smaller place such as Greatness, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Fire stopping in Greatness

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, and they are easy to forget. Those on your schedule are closed with the specified product. Site teams most often ask us about improvised or mixed-product fire seals and open linear gaps along the top of fire-resisting walls, on service gaps in risers, linear gaps at wall heads and joints between fire-resisting walls and floors. Searching for sealant specialists in Greatness? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Fire-rated sealing in a place like Greatness is usually a single building at a time. With the specification and photographs of the gaps, we can give a fixed quote and bring the right products.

Our workmanship is guaranteed for 12 months. If a joint we sealed fails because of how it was installed, we come back and put it right.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Different surfaces, different methods

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We work through the areas on your schedule methodically and tell you about openings outside the list.

Cables and cable bundles

New data and power cables are the most common breach we see. We reseal around them to the specified detail.

After the work

Cleaning and maintenance staff play a part too. Share these points with them:

  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Keep general-purpose fillers away from compartment walls
  • Agree the fire-stopping specification before services go in
  • Get seals inspected before ceilings and boxing close

New services after handover are a common way fire stopping gets breached. Building it into each contractor’s sign-off keeps the walls intact.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Fire risk assessments, a job for a competent assessor
  • Construction that lacks the fire resistance the seal relies on
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If in doubt, phone 01277 525 020 or email a schedule or drawings and we will say what we think.

Fire stopping around Greatness: what changes locally

Greatness has several hotels close by, all within 2 miles. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. Central London is about 19 miles from Greatness. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls.

For a school such as St John's Church of England Primary School, penetration sealing fits best at the end of the summer works. Older community buildings such as St John the Baptist that have been rewired or given new heating can have service gaps through walls worth checking against the specification. Office fit-outs on sites such as Bat & Ball Enterprise Centre (under half a mile north-west of Greatness) add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.

Greatness is about 1 mile north-east of Sevenoaks, in Kent. Our applicators travel to Greatness for work on service penetrations, handled exactly as we handle every other area. We work across 931 places in Kent, large and small. Sites around London have their own page, about 19 miles away.

We take on service penetrations across the TN13, TN14 and TN15 postcode area, whatever the building. Buildings on Seal Road, Mill Lane and Sandy Lane are within our area. Sites close to Greatness are covered too, including Seal (1 mile east), Godden Green (2 miles south-east), Styants Bottom (3 miles east), Bitchet Green (3 miles south-east) and Stone Street (3 miles south-east). Nearby towns on our patch include Maidstone (14 miles east), Dartford (11 miles north), Royal Tunbridge Wells (11 miles south), Gravesend (12 miles north-east), Tonbridge (7 miles south-east) and Northfleet (12 miles north-east).

Locally, jobs take us to sites close to The Old Bat and Ball pub, Wildernesse School and Knole Academy. Greatness has its own railway station: Bat & Ball station. A little further out are Sevenoaks Museum (1.3 miles south) and Kemsing Castle Bank (1.7 miles north-east). For a walk, there’s Dryhill Nature Reserve.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. Several jobs near Greatness can be grouped on one trip. Tell us your site hours and we’ll plan around them.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

Common questions from Greatness clients

What happens to BS 476 references for fire stopping in Greatness?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Is Greatness off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Can you quote from photographs?

It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs typically get a visit.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

How do we ask for a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email us. Include photographs or drawings if you have them.

Do you offer coloured sealant?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
