Facade sealing for commercial buildings in Greatness

A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, while rod fixes the depth and stops the bead sticking to the rear. We work on window and door perimeters, cladding panel joints and perimeter joints where frames meet the structure, and the failures we are asked to look at most are gaps between rainscreen or cladding panels and new sealant peeling off old mastic. For commercial sealant work in Greatness, you deal with one contact from quote to sign-off, whether it’s one building or several.

Conversions around smaller places like Greatness often join new frames to old masonry or timber, and the sealant at those junctions has to cope with two materials that move differently.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How a job runs

Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a site in Greatness, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Tell staff and tenants when we’ll be in
  • Send any specification or drawings in advance
  • Send asbestos survey details if the building is pre-2000

Advice

New build and refits around Greatness

Greatness lies roughly 19 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes. Greatness sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so we time external mastic for dry faces and agree it with the site team.

Projects at schools like St John's Church of England Primary School work to term dates, so mastic is programmed tightly. New wings at hospitals like Sevenoaks Hospital (less than half a mile south-west of Greatness) bring long runs of window and panel joints to seal. Historic houses such as Knole House (to the south of Greatness) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products.

Greatness is about 1 mile north-east of Sevenoaks, in Kent. Any commercial site in Greatness is covered, for single jobs and planned programmes alike. Our Kent coverage takes in 931 places, from busy centres to rural villages. For work in that direction, see our London page.

We cover the TN13, TN14 and TN15 postcode districts for facade joints. Buildings on Seal Road, Mill Lane and Sandy Lane are within our area for facade joints. If your building is just outside Greatness, we cover Seal (1 mile east), Godden Green (2 miles south-east), Styants Bottom (3 miles east), Bitchet Green (3 miles south-east) and Stone Street (3 miles south-east). Further afield, our area takes in Maidstone (14 miles east), Dartford (11 miles north), Royal Tunbridge Wells (11 miles south), Gravesend (12 miles north-east), Tonbridge (7 miles south-east) and Northfleet (12 miles north-east).

Questions we’re asked in Greatness

Is Greatness too far out for you?

No. Small places get the same service as large ones. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Can you work on a hospital site such as Sevenoaks Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register. Suspect material is left alone until it has been tested.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

How do we ask for a quote?

The quote form is the simplest route, though you can also call 01277 525 020 or email the details over. Include photographs or drawings if you have them.

Do you run new sealant over the existing bead?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely and the joint cleaned back to sound material. Nothing else gives a bond that lasts.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Replacing glass or failed glazing units
  • Cracked or spalling substrates that need repair before sealing
  • Movement beyond what any sealant can handle

If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we will give you a straight answer before you book.

When to bring in a specialist

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Why it’s worth doing now in Greatness

Each spell of rain drives water past a failed facade joint. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing early costs far less than repairing what the water reaches. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What you get with us

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

What the job involves on each surface

Coping and flashing joints

Where the specification calls for sealant at copings or flashings, we can seal them. They sit in the most exposed positions on the building and need a durable external sealant.

Cladding panel joints

Panel joints on cladding and rainscreen systems take movement every day. We use a product rated for the movement and suited to the panel surface.
