About our fire stopping in Garmouth

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. If you have builders’ foam or ordinary silicone in compartment walls and improvised or mixed-product fire seals, we can help, whatever the surface. For commercial sealant work in Garmouth, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Travel to smaller places like Garmouth is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What we can’t put right

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Reviewing a building’s overall fire safety
  • Plastic pipes whose detail calls for a collar or wrap
  • Gaps in walls that were never built as compartment walls

If in doubt, ring 01277 525 020 or email the details over and we’ll say what we think.

Joints and surfaces we work on

  • Cable penetrations
  • Pipe penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors

FAQs: Garmouth

Is hospital work, at somewhere like Seafield Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

How do Scotland’s building standards affect fire-rated sealant in Garmouth?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. Design sits with the designer and the verifier; installation to the tested detail is our part.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Can staff carry on working while you are here?

Typically, yes. We phase the work so most of the building stays in use.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do you guarantee your work?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

Diagnose, treat, sign off

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Travel to smaller Scottish places like Garmouth is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

What we need from you

  • Tell us your opening times and when work is allowed
  • Point out parking and an unloading spot
  • Have the specification and drawings to hand

Advice

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Cost factors for service penetrations

Your fixed quote is built from the real scope. It allows for:

  • Working within restricted access windows
  • Distance, for remote addresses
  • Any access equipment needed
  • Whether old sealant has to be cut out first

Pricing service penetrations depends on how many there are, their condition and the access, plus any specification you are working to. Call for a quote.

Before you send an enquiry

A good diagnosis starts with the right details. Tell us:

  • Specification clauses that apply
  • Where the site is, with the postcode
  • The asbestos register, for older buildings
  • Your programme or deadline

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Arrange inspection before areas are covered up
  • Record which product was used where
  • Put resealing into every M&E and fit-out package
  • Leave fire sealant to cure fully before covering it

After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

Penetration seals near Garmouth

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Theatres, wards and plant rooms at sites like Seafield Hospital (to the east of Garmouth) all have compartment walls crossed by services. Older community buildings such as Garmouth Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

What we’re called out for in Garmouth

Physical damage is another reason seals stop doing their job. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped, and the repair is often skipped.

It’s worth sending us details if you spot any of the following:

  • Improvised or mixed-product fire seals
  • Fire sealant pulled out of the opening
  • Head-of-wall gaps with no fire seal
  • Fire seals cut back for extra cables and never reinstated

Hotels like The Garmouth Hotel, under half a mile east of Garmouth, are refurbished in phases, and each phase can open up compartment walls.

What to look for in a quote

  • Will failed sealant be removed rather than covered?
  • Can the work be phased to keep areas open?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • The terms of the workmanship guarantee
