Fire stopping across Enfield Lock

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Signs you need fire stopping in Enfield Lock

Mixing products or improvising a detail breaks the link with the test evidence. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are the usual culprits.

Common reasons buildings call us in:

  • Unsealed joints where partitions meet the slab
  • Unsealed penetrations discovered above suspended ceilings
  • Service penetrations left open after M&E works
  • Fire-rated sealant that has cracked or shrunk back

Halls and meeting rooms at places like Ss Peter and Paul Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

What your quote should include

  • What level of public liability insurance do they hold?
  • Will CSCS-carded applicators be on site?
  • The named product and why it was chosen
  • What site paperwork they can supply

How to choose a sealant contractor

Fire stopping in Enfield Lock, done properly

Facilities managers in Enfield Lock often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. If you have unsealed penetrations discovered above suspended ceilings and damaged fire seals in risers and voids, we can put it right. Looking for mastic applicators who cover Enfield Lock? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

After a fit-out or new cabling in a London building, risers and ceiling voids are where open service gaps tend to be found. Fire-rated sealant goes in where it’s the specified item; where a collar, wrap or batt is called for instead, we flag it.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Compartments and services around Enfield Lock

Every new tenant in a London building tends to bring new cabling, and with it new holes through compartment walls. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements. In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.

Shop fits in centres such as Enfield Highway Shopping Centre, 1.2 miles south-west of Enfield Lock, can bring new services through fire-resisting walls between units, which then need the specified seal. For a building at a site such as Waterways Business Centre (under half a mile south-east of Enfield Lock), a check of penetration seals after each fit-out is good practice.

Enfield Lock is about 2 miles south-west of Waltham Abbey, in Greater London. Across the EN3 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Across Greater London, 764 places are covered, including Enfield Lock. Our London page has more on work in that area (12 miles or so).

Commercial sites across EN3 are covered for service penetrations. Streets here include Bell Lane, Park Road and Albany Road, and sites on any of them can send details for a fixed quote. Just outside Enfield Lock, we also work in Enfield Island Village (1 mile east), Freezywater (1 mile north), Enfield Wash (1 mile west), Brimsdown (1 mile south) and Enfield Highway (1 mile south-west). Nearby towns on our patch include London (12 miles south), City of Westminster (12 miles south-west), Marylebone (12 miles south-west), Kensington (14 miles south-west), St Pancras (11 miles south) and Shoreditch (10 miles south).

Common questions from Enfield Lock clients

Will you work in a care home in Enfield Lock without moving residents out?

Yes. We agree rooms and times with the manager and work a few areas at a time. Tell us about any infection-control or safeguarding requirements and we will work to them.

What does the BS 476 change mean for fire-rated sealant in Enfield Lock?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

How long does a job like this take?

That varies with the scale of the job, but the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we will set out a timescale with the quote.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

What we can’t put right

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Construction that lacks the fire resistance the seal relies on
  • Writing the fire-stopping specification
  • Fire doors, dampers or other fire safety equipment

Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we’ll tell you honestly.

What we seal

  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations

What happens if it’s left?

A seal that doesn’t match its tested detail gives false comfort. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper. Failed sealant in a building in Enfield Lock can quickly affect neighbours, tenants or the floor below: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What you get with us

  • Fully insured, including public liability cover
  • CHAS accredited contractor
  • Sealing commercial buildings since 2005
  • Workmanship guaranteed for 12 months

Take a look at our cost guide or our accreditations and insurance.

Aftercare for building managers

To get the most from the new sealant:

  • Settle who seals which penetrations at the start of a project
  • Get seals inspected before ceilings and boxing close
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Record which product was used where

After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

Cost factors for service penetrations

Before we quote, we look at:

  • Backing rod, priming and other preparation
  • The product specified
  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What to include in your enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • Photos of the joints, close up and from further back
  • Drawings or a marked-up plan, if available
  • When you need the work done
  • Specification clauses that apply

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Our process

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. In Enfield Lock, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Getting the site ready

  • Agree which areas must stay open
  • Share your working hours and any access restrictions
  • Let us know about inductions and permits
