Fire stopping near East Street

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What sets the cost

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Whether the work must be split into stages
  • Quantities, in metres or numbers
  • Joint width, depth and condition
  • Which sealant the job calls for

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

The more we know, the firmer the quote. When you get in touch, include:

  • Where the site is, with the postcode
  • Rough lengths or quantities, or drawings if you have them
  • Specification clauses that apply
  • Clear photos of the problem areas

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Fire stopping in East Street

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you are dealing with builders’ foam or ordinary silicone in compartment walls and snag lists that include open service penetrations, we can put it right, on cable penetrations, pipe penetrations and joints between fire-resisting walls and floors alike. One point of contact handles commercial sealant work in East Street from the first photos to the final walk-round, whether it’s one building or several.

Around smaller places like East Street, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Signing off or certifying a building’s fire stopping
  • Writing the fire-stopping specification
  • Plastic pipes whose detail calls for a collar or wrap

If in doubt, call the office on 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers

Do you need fire stopping in East Street?

A common fault is a product that was never fire-rated in the first place: expanding foam or a general-purpose sealant pushed into a gap to tidy it. The opening looks sealed but has no fire test evidence behind it.

These are often picked up first by site or facilities staff:

  • Unsealed openings around new pipes and cables
  • Fire stopping installed outside its tested range
  • Seals disturbed by maintenance and left open
  • Non-fire-rated filler around services

On a site such as Birnham Farm Business Centre, which lies south of East Street, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

What your quote should include

  • Whether primer will be used where the manufacturer specifies it
  • How the existing material will be dealt with
  • Health and safety accreditation such as CHAS
  • Which product they’ll use, and why it suits the joint

Our contractor checklist

Building owners, agents and FMs in East Street

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

How a job runs

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a building around East Street, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

What we need from you

  • Confirm the product named in the specification
  • Explain the parking and delivery arrangements
  • Send your site hours and access windows

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Keep product data and details in the fire safety file
  • Get seals inspected before ceilings and boxing close
  • Leave fire sealant to cure fully before covering it

During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.

Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job.

Your questions answered

Can you work at a site such as Birnham Farm Business Centre, by East Street?

Yes. We cover East Street and the area around it, including industrial estates, business parks and retail parks such as Birnham Farm Business Centre. A few photos and the unit address let us price the work.

What does the BS 476 change mean for fire-rated sealant in East Street?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Whichever applies, we install the specified product to its tested detail; the specification is for the designer to set.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We will confirm the colours available for the specified product.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

Fire stopping around East Street: what changes locally

Fire stopping of openings and penetrations in England falls under Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. East Street has a number of hotels close by, all within 2 miles. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

In a school such as Sandwich Technology School, fire-rated sealant goes in around service penetrations where it is specified. On a hospital site such as Ramsgate General Hospital (5.7 miles north-east of East Street), fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
