How we handle fire stopping in Camberwell

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have improvised or mixed-product fire seals and fire-rated sealant that has cracked or shrunk back, we can put it right. Searching for sealant specialists in Camberwell? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

After a fit-out or new cabling in a London building, risers and ceiling voids are where open service gaps tend to be found. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you will hear it from us.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Signs you need fire stopping in Camberwell

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in, which then have to be put right.

If one of these sounds familiar, it’s time for a closer look:

  • Openings left by services added after handover
  • Hidden openings found during inspections
  • Fire-rated sealant that has cracked or shrunk back
  • Fire-stopping items raised at inspection or handover

For an estates team at a campus like King's College London, under half a mile to the south of Camberwell, summer M&E works are usually followed by a round of penetration sealing.

Before you book anyone

  • Can the work be phased to keep areas open?
  • The terms of the workmanship guarantee
  • Will failed sealant be removed rather than covered?
  • How they handle RAMS and site documents

Where services cross fire walls in Camberwell

For England, the fire stopping of penetrations is dealt with in Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. London’s office and residential buildings are refitted constantly, and each round of cabling or pipework can leave open penetrations. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements.

For a unit at a site such as Valmar Trading Estate, less than half a mile to the south-west of Camberwell, new power or data runs between office and warehouse can breach a compartment wall. On a hospital site such as Maudsley Hospital, less than half a mile south of Camberwell, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

Camberwell is about 2 miles south of London, in Greater London. We send applicators to Camberwell for service penetrations, handled exactly as we handle every other area. Across Greater London, 764 places are covered, Camberwell among them.

If you need fire stopping in SE5, SE15, SE22 and SE24, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Streets here include New Church Road, Camberwell Station Road and Addington Square. Camberwell sits on or close to the A202 and B214, which helps when planning parking and deliveries for the job. Nearby places we also cover include Denmark Hill (1 mile south), East Dulwich (1 mile south), Walworth (1 mile north), Peckham (1 mile east) and Herne Hill (1 mile south). Bigger towns within reach include City of Westminster (4 miles north-west), Marylebone (4 miles north-west), Kensington (5 miles west), St Pancras (4 miles north), Shoreditch (4 miles north) and Walthamstow (8 miles north).

Around Camberwell

We work on buildings around Brunswick Park Primary School, Hermits Cave pub and Sacred Heart Catholic School, among other places. There’s a railway station in Camberwell itself: Denmark Hill station. Nearby you will also find St Giles' Hospital (less than half a mile east) and Surrey Quays Shopping Centre (2.3 miles north-east). Green spaces nearby include Bellenden Road Nature Garden and Knight's Hill.

FAQs: Camberwell

Do you work in occupied care homes around Camberwell?

Yes. We work around residents’ routines, a room or two at a time. Any site rules, from signing in to infection control, are agreed before we start.

Will you plan work around the academic year at somewhere like King's College London?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Is colour matching possible?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We will confirm the colours available for the specified product.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Do the same rules apply to fire stopping in Scotland?

Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Surface by surface

Drylining partitions

Plasterboard partitions are tested as a specific construction. We check that the product’s detail covers that partition type and board thickness before sealing.

Linear joints

Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.

From enquiry to sign-off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. All of Greater London is in the ULEZ, and kerbside space in Camberwell can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

What we need from you

  • For older buildings, check the asbestos register before work
  • Clear stock, furniture or equipment away from the joints
  • Flag any permit to work we will need

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Quoting for work in Camberwell

We price every job individually. The things that drive the figure:

  • Which sealant the job calls for
  • Location, for remote and island sites
  • How accessible the joints are
  • Induction, permit and paperwork requirements

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Approximate linear metres or a joint schedule
  • Any dates the work must fit around
  • Clear photos of the problem areas
  • Where the site is, with the postcode

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
