How we handle fire stopping in Budds
A fire-rated sealant is only one part of a tested system: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. The enquiries we see most involve hidden openings found during inspections and openings left by services added after handover, across service gaps in risers, joints between fire-resisting walls and floors and pipe penetrations. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Budds it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Barn and farm-building conversions near places like Budds often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- Fire doors, dampers or other fire safety equipment
- Plastic pipes whose detail calls for a collar or wrap
- Deciding what a wall or floor needs, which belongs to the designer
Not sure which it is? You can ring 01277 525 020 or email a schedule or drawings and we will tell you honestly.
What we seal
- Service gaps in risers
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Cable penetrations
- Linear gaps at wall heads
- Pipe penetrations

Compartments and services around Budds
Budds lies roughly 23 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls; the gaps need the specified seal. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.
Campus buildings at universities such as University of Kent - Tonbridge, 3.8 miles to the south of Budds, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. Halls and meeting rooms at places like Church of St Giles sometimes gain new services, and any compartment wall crossed needs the specified seal. Schools such as Shipbourne School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.
Budds is about 3 miles north of Tonbridge, in Kent. Our applicators travel to Budds for work on service penetrations. Budds is one of 931 places in Kent on our list for service penetrations. Sites around London have their own page, about 23 miles away.
Work on service penetrations is covered throughout TN11, whatever the building. If your building is just outside Budds, we cover Shipbourne (1 mile east), Underriver (1 mile west), Bitchet Green (1 mile north), Coldharbour (1 mile south) and Ivy Hatch (2 miles north). Further afield, our area takes in Maidstone (12 miles east), Dartford (14 miles north), Sevenoaks (4 miles north-west), Royal Tunbridge Wells (8 miles south), Gravesend (14 miles north) and Tonbridge (3 miles south).

Common questions from Budds clients
Can work at a site such as University of Kent - Tonbridge fit around teaching?
Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Is Budds too small for you to travel to?
Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.
Will you write the fire-stopping specification?
No, that isn’t our role. With the designer’s details in hand, we can price the sealant elements.
Can you reseal penetrations after our M&E works?
Yes, provided a specification covers them. Openings left by new services are among the most common jobs we see.
Will fire-rated sealant work on every penetration?
No. It depends on the tested detail for that wall or floor and service. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.
Do you work in Scotland as well as England?
Our work covers Greater London, the South East and every Scottish council area. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance, using products tested for their end use.
Do you offer coloured sealant?
It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.
Quoting for work in Budds
To price the job, we consider:
- Whether the work must be split into stages
- Backing rod, priming and other preparation
- Access and working height
- Removal of failed or old sealant
Pricing service penetrations depends on quantities, condition and access. Ask us for a fixed quote.
What we need to price the job
It doesn’t need to be a full survey. A few details are enough to get going:
- Any specification or named product
- Drawings or a marked-up plan, if available
- Where the site is, with the postcode
- What the building is and how it’s used
Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.
General trades versus a specialist
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
What happens if it’s left?
It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach and each detail can be checked as we go. Around Budds, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Our process
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. Rural sites near Budds may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- The specified backing and sealant go in to depth and are finished neatly.
- We tell you about openings that need a different product.
Getting the site ready
- Point out parking and an unloading spot
- Send any specification or drawings in advance
- Flag any permit to work we’ll need

Risers and ceiling voids
Risers and ceiling voids hold most of a building’s service penetrations. Access to these areas is planned with you in advance along with any permits your site needs.
Cables and cable bundles
New data and power cables are the most common breach we see. Openings around new cables are resealed to the detail.
