Fire stopping in Bridge
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We hold no third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you have unsealed openings around new pipes and cables and hidden openings found during inspections, we can put it right, on small duct penetrations where the tested detail allows, cable penetrations and service gaps in risers alike. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Bridge it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Around smaller places like Bridge, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

From enquiry to sign-off
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Rural sites near Bridge may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.
- The specification and schedule come first, so we know which details apply.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out so the seal starts clean.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
What we need from you
- Let building users know which areas are affected
- Send your site hours and access windows
- Send any specification or drawings in advance

Advice
When something else is needed
We check first that sealant really is the fix. It isn’t the answer for:
- Fire risk assessments, a job for a competent assessor
- Gaps in walls that were never built as compartment walls
- Issuing fire ratings or certificates for seals
Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we’ll tell you honestly.
Surfaces we seal
- Pipe penetrations
- Cable penetrations
- Joints between fire-resisting walls and floors
- Service gaps in risers
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads

What we’re called out for in Bridge
When a seal departs from its tested detail, the evidence no longer covers it. An oversized gap, too shallow a bead, missing backing or two makers’ products combined are what we find most often.
Any of the following is a good reason to get the joints checked over:
- Unsealed penetrations discovered above suspended ceilings
- Snag lists that include open service penetrations
- Non-fire-rated filler around services
- Service penetrations left open after M&E works
Tenant changes at centres like Whitefriars Shopping Centre (to the north-west of Bridge) often mean new services through walls between units.
What your quote should include
- What level of public liability insurance do they hold?
- Which product they’ll use, and why it suits the joint
- The terms of the workmanship guarantee
- Health and safety accreditation such as CHAS
Building owners, agents and FMs in Bridge
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in Bridge can sit alongside others in a wider programme across Kent.
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Your questions answered
Is Bridge too small for you to travel to?
No. Places such as Bridge are covered as much as the big towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Is a hospital such as The Chaucer Hospital somewhere you can work?
Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Is the work guaranteed?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.
How long does a typical visit take?
The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.
Will you come and look before quoting?
It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs typically get a visit.
Is the BS 476 change in 2029 relevant to fire stopping?
For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence. Scotland follows its own Technical Handbook, with clause 2.1.14 covering service penetrations.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Aftercare for building managers
Once the work is signed off, a little attention goes a long way:
- Record which product was used where
- Foam or ordinary sealant is never a fire-seal repair
- Check risers and ceiling voids after each round of works
- Flag new cables with no seal around them
Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way unless the designer specifies otherwise.
Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.
Service penetrations in Bridge buildings
Bridge is about 55 miles from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.
For an estates team at a campus like University for the Creative Arts (2.4 miles north-west of Bridge), summer M&E works are typically followed by a round of penetration sealing. For a building at a site such as Canterbury Business Park, 1 mile south-east of Bridge, a check of penetration seals after each fit-out is good practice.
Bridge is about 3 miles south-east of Canterbury, in Kent. Looking for fire stopping in Bridge? We can help, as we do across Kent. Bridge is one of 931 places in Kent on our list. London is covered too, some 55 miles away.

If your building is just outside Bridge, we cover Patrixbourne (1 mile north-east), Bishopsbourne (1 mile south), Bekesbourne Hill (1 mile north-east), Bekesbourne (1 mile north-east) and Kingston (2 miles south-east). What’s near Bridge

Nearby you will also find Canterbury Roman Museum (2.9 miles north-west) and Kent and Canterbury Hospital (2.1 miles north-west). Open spaces near Bridge include Blean Woods RSPB Reserve.
What affects the price in Bridge
Quotes vary with the job. Expect it to depend on:
- Distance, for remote addresses
- Specialist products, such as fire-rated or hygienic sealants
- Quantities, in metres or numbers
- Any access equipment needed
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Details that help us quote
There’s no need for a formal survey. A few details are enough to get going:
- How the joints are reached, and at what height
- The postcode of the building
- Photos of the joints, close up and from further back
- Whether an asbestos survey exists
