Commercial clients in Brent Cross

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Fire stopping for commercial buildings in Brent Cross

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. So our job is to reproduce that arrangement faithfully. We work on pipe penetrations, service gaps in risers and joints between fire-resisting walls and floors, and the failures we are asked to look at most are expanding foam used as fire stopping and fire-stopping items raised at inspection or handover. Searching for sealant specialists in Brent Cross? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

After a fit-out or new cabling in a London building, risers and ceiling voids are where open service gaps tend to be found. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you’ll hear it from us.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Advice

Signs you need fire stopping in Brent Cross

Head-of-wall joints and wall-to-wall junctions are frequent weak points. Deflection and building movement can open these gaps, and the wrong product can split as a result. Linear joint details set a width range and movement capability, and the seal has to sit within them.

Clients usually get in touch after noticing one or more of the following:

  • Head-of-wall gaps with no fire seal
  • Snag lists that include open service penetrations
  • Damaged fire seals in risers and voids
  • Openings found when ceilings come down for a refit

Large healthcare estates like BMI Hendon Hospital, 1.2 miles to the north of Brent Cross, change their services often, so penetration seals are worth checking after M&E work.

Before you book anyone

  • Can the work be phased to keep areas open?
  • Do they follow the manufacturer’s priming guidance?
  • Will failed sealant be removed rather than covered?
  • Is the sealant right for the movement and the substrate?

Why act early in Brent Cross

Open service penetrations matter on ordinary days, not just in a fire: smoke, noise and draughts pass through them every day. Sealing them to the specified detail deals with the fire risk first and the building feels the difference. Repeat call-outs disrupt occupied London buildings, so a proper job first time, with the old sealant fully removed, is worth it.

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Why clients in Brent Cross choose us

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Questions about Brent Cross

Would you work within a site like BMI Hendon Hospital?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

Do you work in London buildings with loading restrictions?

Yes. Inductions, permits and timed loading are routine for us in London. Say when the building is occupied and when it’s quiet, and we will plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Is the work guaranteed?

Yes. Workmanship is guaranteed for 12 months on every job.

Do you approve fire stopping for building control?

No. Sign-off belongs to the designer or building control, not the installer. We’ll confirm the products and details used.

Will you write the fire-stopping specification?

No. The specification comes from your designer, fire engineer or building control. Our role is fitting the specified fire-rated sealant, following the maker’s tested details.

Who decides which product is used?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What we can’t put right

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Plastic pipes whose detail calls for a collar or wrap
  • Construction that lacks the fire resistance the seal relies on
  • Reviewing a building’s overall fire safety

Not sure which it is? You can call 01277 525 020 or email us and we will tell you honestly before you book.

Where we work in Brent Cross

  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

Penetration seals near Brent Cross

In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. We install fire-rated sealant where it is specified and work within the building manager’s permit system.

For an estates team at a campus like Middlesex University (1.6 miles north-west of Brent Cross), summer M&E works are normally followed by a round of penetration sealing. Colleges such as College of North West London (to the south-west of Brent Cross) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.
