Fire stopping for businesses in Breach

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Reviewing a building’s overall fire safety
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Deciding what a wall or floor needs, which belongs to the designer

Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we’ll tell you honestly.

Surfaces we seal

  • Pipe penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Cable penetrations

About our fire stopping in Breach

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, and they are easy to forget. Those on your schedule are closed with the specified product. Most enquiries involve fire sealant pulled out of the opening and expanding foam used as fire stopping, on pipe penetrations, linear gaps at wall heads and small duct penetrations where the tested detail allows. Looking for mastic applicators who cover Breach? We have been sealing commercial buildings since 2005.

Around smaller places like Breach, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

On site: what to expect

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. Smaller jobs around Breach can be grouped with others nearby, which keeps travel down. You will have a fixed quote before work starts.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Move anything stored against the joints
  • Tell us what induction or permit system the site runs

Common questions from Breach clients

Is Breach off your patch?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

What happens to BS 476 references for fire stopping in Breach?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can you fit around our working hours?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

How do we ask for a quote?

The quote form is the simplest route, though you can also call 01277 525 020 or use the quote form. Photos, drawings or a joint schedule help us quote quickly.

Can the sealant be colour-matched?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day.

Different surfaces, different methods

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. The specified product and backing for that movement are what goes in, with no gaps along the run.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance, including keys, permits and any isolations.

Compartment walls and floors in Breach

For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Breach is about 58 miles from central London. Office refits around the commuter belt bring new cabling through fire-resisting walls, and the gaps need sealing with the specified product.

Hotels like Broome Park Hotel, 1.3 miles east of Breach, are refurbished in phases, and each phase can open up compartment walls.

Breach is about 5 miles north of Hawkinge, in Kent. Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Do you need fire stopping in Breach?

Some service penetrations were never sealed at all, often hidden above suspended ceilings or behind boxing. Inspections, refurbishments and ceiling access typically bring them to light.

Site and facilities staff are often the first to spot these:

  • Non-fire-rated filler around services
  • Openings left by services added after handover
  • Old intumescent sealant that has split away
  • Seals that don’t match their tested detail

For a building at a site such as Barham Business Park, which lies north-east of Breach, a check of penetration seals after each fit-out is good practice.

Questions to ask before you book

  • What level of public liability insurance do they hold?
  • Their plan for phasing and protecting the area
  • How the joint faces will be prepared and primed
  • The named product and why it was chosen

How to choose a sealant contractor

Maintenance after handover

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Look above ceilings when tiles are lifted for other jobs
  • Leave fire sealant to cure fully before covering it
  • Brief every trade that openings they make must be sealed
  • Ask the designer to confirm details early on refits

During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match.
