Fire stopping for commercial buildings in Bodiam
Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4 and the results are classified to BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. We work on service gaps in risers, linear gaps at wall heads and cable penetrations, and what we’re called in for most is penetration schedules that need working through and open linear gaps along the top of fire-resisting walls. A specialist sealant contractor works differently from a general builder: in Bodiam, that means joint design, primers and backing rod as standard.
Smaller places such as Bodiam still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Compartment walls and floors in Bodiam
In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. At about 44 miles from central London, Bodiam is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls.
In a building such as The Parish Church of St Giles, any service penetration through a fire-resisting wall should be sealed to the specified detail. In a school such as Bodiam Manor School, fire-rated sealant goes in around service penetrations where it is specified. Tenant changes at parks like Bodiam Business Park (to the south-west of Bodiam) bring new data and services, and openings through fire-resisting walls need the specified seal.
Bodiam is about 10 miles north of Hastings, in East Sussex. Any commercial site in Bodiam is covered. Bodiam is one of 308 places we cover in East Sussex. Our Brighton page has more on work in that area.

General trades versus a specialist
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Diagnose, treat, sign off
Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact. Rural sites near Bodiam may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.
- First we confirm the product and tested details named in the specification.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- We walk the completed areas with you and confirm the records agreed at quote stage.
Before we start on site
- For older buildings, check the asbestos register before work
- Make sure the joints can be reached
- Have the specification and drawings to hand
Ask for a quote
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, ring 01277 525 020 or email a schedule or drawings.
Advice
Building owners, agents and FMs in Bodiam
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
When something else is needed
Being straight saves everyone time. Fresh joints won’t solve:
- Openings that need collars, wraps, batts or boards rather than sealant
- Reviewing a building’s overall fire safety
- Construction that lacks the fire resistance the seal relies on
If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer.

Questions we are asked in Bodiam
Is Bodiam too far out for you?
Not at all. Bodiam is within our area. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.
How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Bodiam?
References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, let us know and we will send them with the quote.
Can you quote from photos?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.
What hours do you work?
We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
How many days will you need on site?
It depends on the scope, though a typical visit usually takes a single visit for a short list of penetrations, or a phased programme for a whole building. For bigger or phased jobs, we’ll set out a timescale with the quote.
How the quote is worked out
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- Quantities, in metres or numbers
- Whether the work must be split into stages
- Location, for remote and island sites
- Whether old sealant has to be cut out first
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.
Sending details for a quote
Diagnosis starts before we arrive. Tell us:
- Drawings or a marked-up plan, if available
- Access details, including height
- The asbestos register, for older buildings
- Photos of the joints, close up and from further back
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
How the job changes by surface
Cables and cable bundles
Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. Bundle size, cable type and the space between cables all matter, so we check before sealing.
Masonry and concrete
Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits, and any outside it are raised with you.
