Expansion joint sealing for businesses in Bodiam

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Expansion joint sealing for commercial buildings in Bodiam

If you need expansion joint sealing in Bodiam, start with photos and joint lengths. We will come and look where photos don’t show enough before issuing a fixed quote. You can also speak to us on 01277 525 020 or send photos by email to talk the joints through. Site teams most often ask us about expansion joints split through the centre of the bead and new sealant over old, now failing, on precast concrete panel joints, cladding panel joints and car park decks and ramps. Searching for sealant specialists in Bodiam? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Around smaller places such as Bodiam, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Aftercare for building managers

To get the most from the new sealant:

  • Act on the first tear or lifting edge rather than waiting
  • Keep product details with the building records for the next reseal
  • Inspect exposed joints once the cold weather has passed
  • Avoid parking heavy plant or pallets on joint lines

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.

Floor joints with failed fillers break up quickly under wheels. Broken arrises jolt trucks, loads and drivers and the broken length grows with every pass. Keeping the filler or sealant sound protects the floor.

Leave it or put it right?

Leaving a failed movement joint rarely stays a small problem. Water and debris get in, the joint jams and the edges spall and the job grows to repairs as well as sealing. Acting at the first split keeps the cost down. Converted and older buildings near places like Bodiam tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.

Questions we are asked in Bodiam

Is Bodiam Business Park, near Bodiam, within your area?

Yes. Estates, retail parks and business parks around Bodiam, Bodiam Business Park among them, are all within reach. A few photographs and the unit address let us price the work.

Is Bodiam off your patch?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Are expansion joints and movement joints the same thing?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing, and either way it needs a sound seal.

What will the job cost?

Every job gets its own fixed quote. To get one, give us a call on 01277 525 020 or email us.

Can you seal car park deck joints?

Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed and broken edges are flagged before sealing.

How long before the joints can be used?

We’ll confirm how long the chosen product needs to cure.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Bodiam, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

What the job involves on each surface

Car park decks and ramps

Failed deck joints often show as leaks on the level below. We strip the old seal, prepare the edges and seal again flagging broken edges along the way.

Cladding panel joints

Access to cladding joints is agreed before the price is fixed. Close-up photos help us judge the joints, or we visit if they don’t show enough.

Traffic, movement and joints around Bodiam

Central London is about 44 miles from Bodiam. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. Bodiam has two named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Office parks like Bodiam Business Park (to the south-west of Bodiam) have decks, ramps and clad elevations whose joints take movement every day. Schools like Bodiam Manor School often have long brick elevations with movement joints that age quietly. Phasing is what makes joint work possible on busy sites such as Quarry Farm Business Centre (0.9 miles south of Bodiam): one bay, aisle or car park row at a time.

Bodiam is about 10 miles north of Hastings, in East Sussex. Anywhere in TN32, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 308 places in East Sussex. For work in that direction, see our Brighton page (31 miles or so).

We also cover Sandhurst Cross (1 mile north-east), Sandhurst (2 miles north-east), Little Conghurst (2 miles north), Four Throws (2 miles north) and Linkhill (2 miles north-east) for movement joints. Quoting for work in Bodiam

We price every job individually. The main factors are:

  • Which sealant the job calls for
  • Site requirements such as inductions and permits
  • How much existing material needs removing
  • Quantities, in metres or numbers

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

What to include in your enquiry

The more we know, the firmer the quote. Helpful details to send:

  • Access details, including height
  • The product your specification calls for
  • The type of building and who uses it
  • Asbestos survey details if the building is older

Need a figure for a tender or a budget? We’ll quote against your scope and drawings you can plan around. For a chat about it beforehand, call the office on 01277 525 020 or email a schedule or drawings.

General trades versus a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
