Maintenance after handover
Once the work is signed off, these steps help:
- Keep general-purpose fillers away from compartment walls
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Agree the fire-stopping specification before services go in
- Arrange inspection before areas are covered up
During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown, and report them promptly.
Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.
Fire stopping in Blackburn
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We hold no third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. If you are dealing with unsealed joints where partitions meet the slab and openings found when ceilings come down for a refit, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, in Blackburn it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Refurbishments in small hotels, schools and care homes around places like Blackburn can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Questions about Blackburn
Is Blackburn Industrial Estate, near Blackburn, within your area?
Yes. We cover Blackburn and the area around it, including industrial estates, business parks and retail parks such as Blackburn Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.
How do the Scottish rules apply to fire-rated sealing in Blackburn?
Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.
Can you work to our specification?
Yes. Send it with your enquiry, and the quote will be based on it.
Do you offer coloured sealant?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.
What will the job cost?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.
How do you deal with asbestos in old sealant?
Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.
What hours do you work?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
Service penetrations in Blackburn buildings
Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail.
For a hotel such as Leys Hotel, which lies south of Blackburn, penetration seals are worth checking after any refit or services upgrade. On a hospital site such as Inverurie Hospital, 5.9 miles to the north-west of Blackburn, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
Blackburn is about 7 miles south-east of Inverurie, in Aberdeenshire. We send applicators to Blackburn for service penetrations, handled exactly as we handle every other area. When it isn’t the sealant
Some faults sit outside our scope, and we say so rather than covering them up:
- Gaps in walls that were never built as compartment walls
- Signing off or certifying a building’s fire stopping
- Reviewing a building’s overall fire safety
If you’re not sure, just speak to us on 01277 525 020 or send details through our quote form and we’ll give you a straight answer before you book.
What we seal
- Service gaps in risers
- Linear gaps at wall heads
- Pipe penetrations
- Cable penetrations
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
General trades versus a specialist
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
What we are called out for in Blackburn
Some seals fail because the wrong product went in: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position and has to be removed.
It’s worth sending us details if you spot any of the following:
- Non-fire-rated filler around services
- Seals disturbed by maintenance and left open
- Improvised or mixed-product fire seals
- Head-of-wall gaps with no fire seal
Where a unit on an estate such as Blackburn Industrial Estate (less than half a mile south-west of Blackburn), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail.
What your quote should include
- Whether their applicators hold CSCS cards
- Is the sealant right for the movement and the substrate?
- Can the work be phased to keep areas open?
- Their pre-qualification and accreditations
From enquiry to sign-off
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Travel to smaller Scottish places like Blackburn is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- If an opening needs something other than sealant, we tell you instead of improvising.
Preparing the site
- Have the specification and drawings to hand
- Tell us what induction or permit system the site runs
- Make sure the joints can be reached
