Fire stopping in Belgravia

No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow. Site teams most often ask us about seals that don’t match their tested detail and unsealed openings around new pipes and cables, across pipe penetrations, service gaps in risers and small duct penetrations where the tested detail allows. Most enquiries from Belgravia start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we’ll confirm with the quote.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

What the job involves on each surface

Linear joints

Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers.

Small ducts

Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

Signs you need fire stopping in Belgravia

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Deflection and building movement can open these gaps. The tested detail for a linear joint states the width and movement it covers.

Typical triggers for a call:

  • Fire-rated sealant that has cracked or shrunk back
  • Openings left by services added after handover
  • Unsealed joints where partitions meet the slab
  • Non-fire-rated filler around services

Workshops and IT rooms at colleges like Westminster Kingsway College (to the east of Belgravia) are re-serviced often, leaving penetrations to seal.

Questions to ask before you book

  • Whether primer will be used where the manufacturer specifies it
  • The named product and why it was chosen
  • How they’ll work around occupants
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

How to choose a sealant contractor

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Point out any areas we must not close
  • Tell us what induction or permit system the site runs
  • Send any specification or drawings in advance

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • Approving the work on behalf of building control
  • Fire doors, dampers or other fire safety equipment
  • Writing the fire-stopping specification

If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

Questions we’re asked in Belgravia

Will you take on work at estates like Brompton Cross District Shopping Centre., close to Belgravia?

Yes. We cover Belgravia and the area around it, including industrial estates, business parks and retail parks such as Brompton Cross District Shopping Centre.. Send details of the unit and the work through our quote form for a quick quote.

Can work at a site such as Faculty of Medicine (Imperial College London) fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Do you design or specify fire stopping?

No, that isn’t our role. With the designer’s details in hand, we can price the sealant elements, and tell you if a detail needs another product.

How long does a job like this take?

It depends on the scope, though a typical visit usually takes a single visit for a short list of penetrations, or a phased programme for a whole building. For bigger or phased jobs, we will set out a timescale with the quote.

Is fire stopping in Scotland covered by different guidance?

Building standards in Scotland are separate from England’s. Either way, we install the specified sealant to its tested detail.

Do you have third-party installer accreditation for fire stopping?

No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we’re not the right fit for that package.

Is the BS 476 change in 2029 relevant to fire stopping?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Flag new cables with no seal around them
  • Agree the fire-stopping specification before services go in
  • Foam or ordinary sealant is never a fire-seal repair
  • Include service cupboards in routine inspections

After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.

On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and the work runs in step with the M&E.

Fire stopping in Belgravia: the local picture

London’s office and residential buildings are refitted constantly, and each round of cabling or pipework can leave open penetrations. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements. A 2-mile radius around Belgravia takes in plenty of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

For a hotel such as The Diplomat Hotel, less than half a mile to the south-west of Belgravia, penetration seals are worth checking after any refit or services upgrade. On a hospital site such as Lister Hospital, 0.8 miles to the south of Belgravia, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
