About our facade sealing in Tullos

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause. If the evidence points away from the sealant, we say so before quoting. We work on window and door perimeters, perimeter joints where frames meet the structure and stone and brick facade joints, and what we’re called in for most is patch repairs that keep failing and water coming in around window frames. A single leaking joint is often how a building in Tullos first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

External sealing around Tullos depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

How a job runs

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and our waste is bagged and taken away as we go. Travel to smaller Scottish places like Tullos is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Advice

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Aftercare for building managers

Once the work is signed off, these steps help:

  • Ask about asbestos in pre-2000 mastic
  • Plan facade sealing alongside redecoration
  • Keep the sealant details on the building file
  • Inspect facade joints on a regular cycle

After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.

Coordinate facade sealing with other external works. Sharing the access keeps the cost down and cuts time on site.

What the job involves on each surface

Coping and flashing joints

Sometimes the coping or flashing itself has failed. Where the issue isn’t the sealant, we say so.

Cladding panel joints

Joints between cladding panels open and close with temperature. The sealant has to match the movement and the panel finish, as the specification sets out.

Contractors’ notes for Tullos

With the shore within about 1 mile, Tullos counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so we check the specified product suits the exposure before the first bead. Building work in Tullos comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic package follows the approved specification.

Hospital estates such as Albyn Hospital, 1.9 miles north-west of Tullos, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. For a contractor at a hotel such as The Aberdeen Altens Hotel (1 mile south of Tullos), the mastic often has to be finished before a reopening date. Building work at universities like Robert Gordon University, 1.8 miles north-west of Tullos, is often timed for the summer, mastic included.

Tullos is about 1 mile south-east of Ferryhill, in Aberdeen. Commercial clients in Tullos use us for work on facade joints. We work across 40 places in Aberdeen, large and small.

Common questions from Tullos clients

Is Tullos too far out for you?

No. Small places get the same service as large ones. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.

Could you schedule work at a campus like Robert Gordon University for the vacation?

Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we will confirm them alongside the quote.

What’s the quickest route to a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

What will the job cost?

Every job gets its own fixed quote. For yours, ring 01277 525 020 or email the details over with a description of the work.

Do you provide access for facade work?

That varies with the building and the access on offer. Share what access exists or is planned when you send details.

What affects the price in Tullos

Each job is priced on its own details. The things that drive the figure:

  • Any access equipment needed
  • Removal of failed or old sealant
  • Quantities, in metres or numbers
  • Phasing around occupants

We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.

What to include in your enquiry

For an accurate fixed quote, we need to understand the site. Useful things to include:

  • The type of building and who uses it
  • Clear photos of the problem areas
  • The asbestos register, for older buildings
  • How the joints are reached, and at what height

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, give us a call on 01277 525 020 or email drawings and photos.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Joints whose design needs changing by the specifier
  • Installing or repairing glazing systems
  • Water getting in through cracked render or porous masonry

If you’re not sure, just call 01277 525 020 or email the details over and we’ll give you a straight answer before you book.
