What the job involves on each surface
Render and coated surfaces
Sealant can only hold as well as the render or paint beneath it. Loose coatings are cleaned back first.
Coping and flashing joints
Where the specification calls for sealant at copings or flashings, we can seal them. They sit in the most exposed positions on the building.
How we handle facade sealing in The Warren
Facade sealants sit in the sun, rain and frost every day. Life depends on movement, weathering, product choice and the quality of the original work. When it fails, the whole bead is cut away and the joint rebuilt. Site teams most often ask us about facade joints cracked through the middle and hard, chalky sealant that no longer flexes, on stone and brick facade joints, perimeter joints where frames meet the structure and coping and flashing joints. Searching for sealant specialists in The Warren? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Building work in places the size of The Warren is normally small-scale: a handful of new houses, barn conversions, a school or hall extension. Even a small site needs its perimeter and facade joints sized, backed and sealed properly.
The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Our process
Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Work in places the size of The Warren is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.
- Access, site rules and timing are settled with the client up front.
- Weather and temperature are checked against the product’s limits.
- We remove the old bead and check the edges are sound.
- Joints are cleaned, primed if required and fitted with backing rod.
- Sealant is gunned in and tooled hard onto both faces.
- Once signed off, the work carries our 12-month guarantee.

Quoting for work in The Warren
These are the things that shape the price:
- How much there is to seal
- Working within restricted access windows
- Induction, permit and paperwork requirements
- Access and working height
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
Before you send an enquiry
Diagnosis starts before we arrive. Let us know:
- Anything awkward about access or site hours
- The product your specification calls for
- Your programme or deadline
- What the building is and how it’s used
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call 01277 525 020 or send details through our quote form with what you know.
The Warren: questions and answers
Is hospital work, at somewhere like Heatherwood Hospital, something you do?
Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.
Is The Warren too small for you to travel to?
Not at all. The Warren is within our area. London and every South East county are within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Do you install glazing systems?
No. We don’t install glazing systems, windows or glass. We seal the joints around them, including perimeters where frames meet the structure.
Can you find out why a window is leaking?
Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all, and we’ll be honest about which it is.
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
Can the sealant be colour-matched?
That depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Why deal with it now?
Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, so the real damage is often some distance away. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.
Why us?
- One phone line for London, the South East and Scotland
- Coloured sealants to suit the setting, where available
- CHAS accredited contractor

Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
For managing agents and facilities managers
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios around The Warren. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Facades, frames and programmes in The Warren
Bracknell, one of the planned towns of the twentieth century, takes in or adjoins The Warren. Many of its original buildings are reaching the age for recladding and new windows, with mastic packages to match. The South East is one of the drier parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so the external programme keeps a little slack.
University estates such as Imperial College Silwood Park Campus (3.3 miles east of The Warren) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. Work at a hotel such as The Royal Foresters Hotel (0.8 miles north-east of The Warren) tends to be programmed around bookings, mastic included. For contractors refurbishing units at places like Bracknell Enterprise Centre, which lies north-west of The Warren, the mastic covers cladding panels, roller-door and window perimeters.
