Facade sealing for Thaxted sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Facade sealing in Thaxted, done properly

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on commercial buildings in Thaxted. Coping and flashing joints are included where sealant is the specified fix. We work on window and door perimeters, shopfront frames and coping and flashing joints, and the failures we are asked to look at most are previous reseals run over old sealant and hard, chalky sealant that no longer flexes. Looking for mastic applicators who cover Thaxted? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Conversions around smaller places like Thaxted often join new frames to old masonry or timber, which leaves joints between old walls and new frames that need a sealant able to take the movement.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Building owners, agents and FMs in Thaxted

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.

Questions about Thaxted

Is Thaxted off your patch?

Not at all. Thaxted is within our area. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

What site paperwork comes with a job in Thaxted?

We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.

Do you need to see the site first?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

Do we need an asbestos check before resealing?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed, and if anything is suspected, we stop until it’s tested. Removal of asbestos isn’t something we do.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Is colour matching possible?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Do you replace failed glazing units?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, including perimeters where frames meet the structure.

When to bring in a specialist

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

What happens if it’s left?

Failed joints let in more than water: occupants notice draughts and cold spots around windows. A new seal closes the gap for both. A failed joint lets water into a building whatever its size. Catching it early means a reseal rather than repairs.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

Surface by surface

Window and door perimeters

Frames grow and shrink with temperature, and the perimeter joint has to follow. Rod placed at the right depth lets the bead stretch as the frame moves.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.

Facade sealing in Thaxted: the local picture

Thaxted sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager. At about 37 miles from central London, Thaxted is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme.

Projects at schools like Thaxted Primary School work to term dates, so mastic is programmed tightly. With historic properties like Horham Hall (1.8 miles south-west of Thaxted) in the area, refurbishment work often meets old masonry that needs compatible sealants. Hotel extensions and refits, at places such as Swan Hotel, under half a mile to the west of Thaxted, typically run between busy periods, so the sealing is squeezed into short windows.

Thaxted is about 6 miles south-east of Saffron Walden, in Essex. We cover commercial sites throughout Thaxted. Across Essex, 644 places are covered, including Thaxted. We also cover London, around 37 miles from Thaxted.

Postcode districts covered here: CM6. If your site is on The Lees, Weaverhead Lane and Wedow Road or close by, send details and we’ll quote for facade joints. Access to Thaxted is via the B184 and B1051 among other routes. Nearby places we also cover include Cutlers Green (1 mile west), Bardfield End Green (1 mile east), Monk Street (1 mile south), Sibley's Green (2 miles south) and Howlett End (3 miles north-west) for facade joints. Further afield, our area takes in Braintree (10 miles south-east), Saffron Walden (6 miles north-west), Halstead (12 miles east), Great Dunmow (6 miles south), Stansted Mountfitchet (7 miles south-west) and Great Notley (10 miles south-east).

Our process

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before we move to the next. If neighbouring businesses or buildings around Thaxted need work too, visits can be combined. Tell us your site hours and we will plan around them.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. Once signed off, the work carries our 12-month guarantee.

Advice

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Arranging specialist high-level access, which is planned with the client
  • Damp caused by condensation inside the building
  • Joints too narrow for the movement they take, which need redesign

If you’re not sure, just speak to us on 01277 525 020 or use the quote form and we will give you a straight answer.
