Floor joint sealing in Thaxted, done properly
Not every floor joint we treat is in a warehouse. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, where a gappy, dirty joint looks untidy and snags castors. A flush, well-finished joint tidies the whole floor. Site teams most often ask us about a gap opening alongside old joint filler and drivers complaining about joints on a route, on loading bays, construction joints and saw-cut induced joints. Searching for sealant specialists in Thaxted? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Work in a smaller place like Thaxted is normally one building at a time. That way the right materials come on the day and the job is done in one visit where possible.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Questions we are asked in Thaxted
Must our site in Thaxted stop work while the joints are done?
In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.
Is a smaller place like Thaxted outside your area?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.
When can forklifts run over new joint filler?
Each product has its own cure time and cooler floors take longer. Phasing is planned with that in mind.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
Can the sealant be colour-matched?
Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
Do you guarantee industrial floor joints?
Every job has our 12-month guarantee. It covers our workmanship, not later slab movement or damage from impacts.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
How the job changes by surface
Flexible floor sealants
Where joints move more, a flexible polyurethane floor sealant is often used. They don’t hold the arrises up as firmly as a semi-rigid fill so they are used where movement matters more than wheel load.
Retail and showroom floors
We plan shop-floor work so trading can continue. Tell us your site hours and access windows and we will plan around them.
Should maintenance staff do it?
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

How the quote is worked out
What shapes the price:
- Access and working height
- The total length or number of joints
- Location, for remote and island sites
- The size and state of each joint
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
What we need to price the job
For an accurate fixed quote, we need to understand the site. Send us:
- Drawings or a marked-up plan, if available
- Any dates the work must fit around
- The site address and postcode
- Asbestos survey details if the building is older
Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. The easiest way is to ring 01277 525 020 or email us.
Commercial clients in Thaxted

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
Slabs, ramps and loading bays in Thaxted
Central London is about 37 miles from Thaxted. Warehousing clusters around the motorways that ring and radiate from London. Thaxted sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, and where de-icing salt is spread in winter, open joints let it in.
Schools like Thaxted Primary School often have long brick elevations with movement joints that age quietly. In and around Thaxted, the right filler or sealant for each joint depends on the traffic and the movement it takes.

- Worn screed or surface finishes
- Structural cracking in the slab
- Uneven floors that need grinding or levelling

From enquiry to sign-off
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking anything from a day for one loading bay to several days for a large floor, split into phases. Work in places the size of Thaxted is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.
- We look at joint widths, edge condition and the traffic on each route.
- You get a fixed quote with the product and the phasing set out.
- We remove failed material and packed debris until sound concrete is exposed on both faces.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- The area is handed back once it has cured enough to take traffic.
Getting the site ready

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.
