Facade sealing for Liberton sites

About our facade sealing in Liberton

Facade sealants sit in the sun, rain and frost every day, and they wear out over time. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When it fails, the whole bead is cut away and the joint rebuilt. Most enquiries involve old perimeter mastic that has dried out and unsightly perimeter sealant on a visible elevation, on stone and brick facade joints, coping and flashing joints and shopfront frames. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Liberton, that means joint design, primers and backing rod as standard.

Sites in Scottish city centres tend to be hemmed in, with deliveries and storage to plan. Our CSCS-carded applicators work to the site induction, the programme and the sequence of trades.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Confirm the survey covers external sealants in older buildings
  • Check that rainwater leaves the facade the way it was designed to
  • Never let anyone seal over old sealant
  • Brief window cleaners about newly sealed joints

Following storms, look inside for damp or staining near frames. Catching a new leak early keeps the repair small.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.

For managing agents and facilities managers

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Liberton. Several sites can go on one quote, so there’s one set of paperwork to deal with.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

How a job runs

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Point out any areas we must not close
  • Move anything stored against the joints

Site staff or a sealant specialist?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What the job involves on each surface

Render and coated surfaces

Where the joint will be painted over, a paintable hybrid or PU sealant may suit. The choice depends on the specification and finish.

Window and door perimeters

Aluminium, PVC-U and timber frames each have their own preparation needs. Primer goes on where the manufacturer specifies it for that substrate.

What affects the price in Liberton

Before we quote, we look at:

  • Joint width, depth and condition
  • Phasing around occupants
  • Site requirements such as inductions and permits
  • How much existing material needs removing

A quote for facade joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • The asbestos register, for older buildings
  • Any specification or named product
  • Rough lengths or quantities, or drawings if you have them
  • Photos of the joints, close up and from further back

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photographs and a description will do.

Mastic packages on Liberton sites

The east of Scotland, where Liberton is, gets less rain than the west. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. External dates keep a little give. Plenty of hotels sit less than 2 miles from Liberton. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight.

For contractors at a school such as Liberton High School, sealing has to be finished before term starts. When units on a site such as Blackford Business Park, 1.3 miles north-west of Liberton, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. Hotel extensions and refits, at places such as Northumberland Hotel (1 mile north of Liberton), usually run between busy periods, so the sealing is squeezed into short windows.
