About our facade sealing in Laide

Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. If you have sealant pulling away from frames or panels and air leaks through failed facade joints, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Laide is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Laide that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

Do you need facade sealing in Laide?

Cohesive failure, a split through the middle of the bead, points to an over-stretched joint. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Any of the following is a good reason to get the joints checked over:

  • Old perimeter mastic that has dried out
  • Air leaks through failed facade joints
  • Water coming in around window frames
  • Facade joints cracked through the middle

For contractors building in or near Laide, we seal to the drawings, the specification and the programme.

What to look for in a quote

  • Proof of insurance
  • Their plan for phasing and protecting the area
  • Health and safety accreditation such as CHAS
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Questions to ask before you appoint anyone

How the job changes by surface

Cladding panel joints

On sealed panel systems, every joint keeps water out. Failed runs are cut out and rebuilt end to end to the correct depth.

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first, and areas needing repair are flagged.

When something else is needed

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Specialist high-level access methods
  • Damaged frames that need replacing
  • Movement beyond what any sealant can handle

Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

What we seal

  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes a day or two for a few elevations, and longer where access has to be moved around the building, and we clear our waste as we work. Jobs near Laide are often grouped with others in the same area. Tell us how flexible your dates are.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Make sure the joints can be reached
  • Let us know about inductions and permits

Facade sealing in Laide: the local picture

The sea is no more than about 1 mile from Laide. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. In Laide, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. We seal to the specification that sits behind the warrant.

A facade joint near Laide lasts when width, depth and backing are right, not just the finish.

Laide is in Highland. We send applicators to Laide for facade joints, handled exactly as we handle every other area. Across Highland, 256 places are covered, Laide among them.

We cover the IV22 postcode districts. Nearby places we also cover include Aultbea (2 miles south-west), Àird (3 miles south-west), Inverasdale (6 miles south-west), Poolewe (7 miles south) and Gairloch (11 miles south-west). Where a site is remote or on an island, travel and materials need planning ahead, so the full address helps from the start.

Laide: questions and answers

Our building in Laide is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Is a smaller place like Laide outside your area?

No. Places such as Laide are covered as much as the big towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can the building stay open while you work?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Do you seal facades in winter?

Wet joints or temperatures outside the product’s range mean waiting. We plan for weather and keep you updated as the work goes on.

Can you just add new sealant on top?

No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.

Can you work on upper floors?

Access is planned with you before we quote. Let us know what access is in place or planned.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Quoting for work in Laide

Before we quote, we look at:

  • Access and working height
  • The total length or number of joints
  • Specialist products, such as fire-rated or hygienic sealants
  • Whether old sealant has to be cut out first

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What to include in your enquiry

We can often quote from photos and a few details. Please tell us:

  • The asbestos register, for older buildings
  • How the joints are reached, and at what height
  • Clear photographs of the problem areas
  • Whether the building will be occupied during the work

Why act early in Laide

Scaffold or access already on site makes resealing much simpler. Combine it with planned external works and you only arrange access once, saving a second set-up. Renewing every failing joint on one visit is the sensible approach for a place like Laide. Send photographs and we’ll quote for everything together.

What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.
