Facade sealing around Elsted Marsh: how the place shapes the job

Central London is about 47 miles from Elsted Marsh. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and each scheme needs its mastic sealed to programme. Elsted Marsh is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so we time external mastic for dry faces and agree it with the site team.

Historic houses such as Cowdray House (to the east of Elsted Marsh) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. For a contractor at a hotel such as Southdowns Hotel, 1 mile north-west of Elsted Marsh, the mastic often has to be finished before a reopening date. Recladding or extending a unit at a site like Midhurst Business Centre (2.6 miles east of Elsted Marsh) brings panel joints and frame perimeters into the programme.

Elsted Marsh is about 6 miles east of Petersfield, in West Sussex. Commercial clients in Elsted Marsh use us for work on facade joints. 373 places across West Sussex fall within our area, Elsted Marsh among them. For work in that direction, see our Portsmouth page.

About our facade sealing in Elsted Marsh

We are often asked to look at water coming in around frames. Very often the perimeter bead has cracked or lost its grip. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. If you are dealing with failed sealant on precast panel joints and patch repairs that keep failing, we can put it right, whatever the surface. A single leaking joint is often how a building in Elsted Marsh first comes to us: we look at the rest while we’re there and tell you what we find.

Construction in and around smaller places such as Elsted Marsh is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

A 12-month guarantee applies to all our work in West Sussex. If an installation problem shows up, call the office on 01277 525 020 or email a schedule or drawings and we’ll arrange a return visit.

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • Which sealant the job calls for
  • The site’s rules and procedures
  • Any access equipment needed
  • Location, for remote and island sites

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Sending details for a quote

However big the job, the same details help:

  • Approximate linear metres or a joint schedule
  • Where the site is, with the postcode
  • What the building is and how it’s used
  • Access details, including height

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or send details through our quote form.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Ask about asbestos in pre-2000 mastic
  • Check that rainwater leaves the facade the way it was designed to
  • Share access with other external trades
  • Investigate damp beside windows promptly

Keep gutters, sills and drainage paths clear. Sealant copes better when water runs off the facade as designed instead of soaking the joints.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.

What sealant work can’t fix

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Providing access systems for the work
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Joints whose design needs changing by the specifier

If you are not sure, just phone 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

What we seal

  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Window and door perimeters
  • Shopfront frames
  • Coping and flashing joints
  • Stone and brick facade joints

On site: what to expect

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking a day or two for a few elevations, and longer where access has to be moved around the building. For a building around Elsted Marsh, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Before we start on site

  • Arrange parking or a loading space
  • Point out any areas we must not close

Advice

Common questions from Elsted Marsh clients

Is Elsted Marsh too far out for you?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

Will you take on work at estates like Midhurst Business Centre, close to Elsted Marsh?

Yes. Estates, retail parks and business parks around Elsted Marsh, Midhurst Business Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

When can the area be used after sealing?

We’ll confirm how long the chosen product needs to cure.

How is access to upper-level joints handled?

Access is planned with you before we quote. Let us know what access is in place or planned.

How do I request a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

Can the sealant be colour-matched?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you replace windows or glass?

No. A glazing contractor handles that. What we seal are the joints around frames and panels across the facade.

Why deal with it now?

Every shower drives water through a split perimeter bead. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later. For buildings around smaller places like Elsted Marsh, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
