Facade sealing in Earley, done properly

Weather decides a lot in facade sealing. Joints have to be dry and the air and surface temperature within the product’s range. We build that into the programme and tell you if the forecast changes the plan. We work on cladding panel joints, stone and brick facade joints and perimeter joints where frames meet the structure, and the failures we are asked to look at most are draughts around frames and panels and sealant pulling away from frames or panels. Most enquiries from Earley start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Many towns of Earley’s size have older buildings being converted or extended, which puts new frames and panels against old brick, stone or render. Getting the product and primer right for both faces is what keeps those joints sound.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Diagnose, treat, sign off

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Most work in Earley is one building at a time: a school, a unit, an office or a block. We start with your photos, drawings or a site visit, then send a fixed quote.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

Advice

Maintenance after handover

Regular inspection catches problems early. In particular:

  • Investigate damp beside windows promptly
  • Clear debris that holds water against joints
  • Share access with other external trades
  • Never let anyone seal over old sealant

Let the new sealant cure before washing the facade or windows near it. Keep high-pressure jets and strong chemicals away from new sealant.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

New build and refits around Earley

A 2-mile radius around Earley takes in plenty of hotels. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included. Earley is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so external mastic is timed for workable conditions and agreed with the site manager.

Units on estates such as Thames Valley Science Park, 1.3 miles to the south of Earley, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Hotel extensions and refits, at places such as Elmhurst Hotel, 0.8 miles north of Earley, usually run between busy periods, so the sealing is squeezed into short windows.

Earley is about 2 miles south-east of Reading, in Wokingham. We cover Earley, with the same fixed quotes and 12-month guarantee as everywhere else. Earley is one of 42 places we cover in Wokingham for facade joints.

Leave it or put it right?

Each spell of rain drives water past a failed facade joint. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later. A failed joint is easier to put right before damp shows inside. After a leak, there’s drying, repairs and redecoration on top.

What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote once you have the details.

Questions we are asked in Earley

Is Thames Valley Science Park, near Earley, within your area?

Yes. We cover Earley and the area around it, including industrial estates, business parks and retail parks such as Thames Valley Science Park. To start, just speak to us on 01277 525 020 or email the details over with the unit, the joints involved and your access times.

Will you plan work around the academic year at somewhere like University of Reading - Whiteknights Campus?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

How long does a job like this take?

That varies with the scale of the job, though a typical visit normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can you work in cold or wet weather?

Year-round work is possible as long as joints are dry and temperatures suit the product. Cold, damp mornings can delay a start, so we plan around the forecast.

Do you replace windows or glass?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

Different surfaces, different methods

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. Where the issue isn’t the sealant, we say so.

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints rather than the system it surrounds.

Owners, agents and contractors

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Earley can form part of a wider programme across Wokingham.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Common problems we fix in Earley

Most facade joints fail through age and weathering. The bead hardens, chalks on the surface and loses the flexibility to follow the joint.

Things that normally lead to an enquiry:

  • Draughts around frames and panels
  • Discoloured or dirty facade joints
  • Sealant pulling away from frames or panels
  • Damp patches beside frames after rain

For contractors on a campus like University of Reading - Whiteknights Campus, 0.7 miles north-west of Earley, facade and perimeter sealing has to fit around students and term dates.
