How we handle facade sealing in Reading

Most facade joint failures trace back to the joint, not just the sealant. Joint width needs to match how far the joint moves and how far the sealant can stretch, while rod fixes the depth and stops the bead sticking to the rear with the ratio the sealant maker recommends, often around 2:1. Most enquiries involve water coming in around window frames and perimeter sealant that has split or peeled away, on cladding panel joints, stone and brick facade joints and window and door perimeters. Looking for mastic applicators who cover Reading? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Business parks and retail centres around large towns like Reading are refurbished and reclad as tenants change. All of it ends in perimeter and panel joints that need correct sizing, backing and sealant.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

What sealant work can’t fix

Honesty saves time and money. Fresh joints won’t solve:

  • Joints whose design needs changing by the specifier
  • Providing access systems for the work
  • Replacing glass or failed glazing units

If in doubt, call 01277 525 020 or email a schedule or drawings and we will say what we think.

What we seal

  • Cladding panel joints
  • Stone and brick facade joints
  • Window and door perimeters
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames

Different surfaces, different methods

Precast concrete panels

Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod, primed where the maker specifies.

Window and door perimeters

Frames grow and shrink with temperature, and the perimeter joint has to follow. The rod limits depth, leaving the bead able to flex without tearing.

Diagnose, treat, sign off

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Jobs in a large place like Reading are often on business parks, retail sites or campuses with their own sign-in and permit rules. Tell us about inductions, permits and site hours so the plan fits.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Before we start on site

  • Flag any permit to work we’ll need
  • Send asbestos survey details if the building is pre-2000
  • Send any specification or drawings in advance

Ask for a quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Sites and facades in and around Reading

Plenty of hotels sit less than 2 miles from Reading. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. Rainfall across the South East, Reading included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager.

Hotel extensions and refits, at places such as Crescent Hotel, less than half a mile west of Reading, usually run between busy periods, so the sealing is squeezed into short windows. For a contractor working at a hospital such as Spire Dunedin Hospital, less than half a mile west of Reading, perimeter and facade sealing is planned around patients and deliveries.

Do you need facade sealing in Reading?

Three-sided adhesion is a classic installation fault. Without rod or bond-breaker tape, the bead is held back and rips when the facade moves.

Look out for the following:

  • Perimeter sealant that has split or peeled away
  • Old perimeter mastic that has dried out
  • Weathered joints at frame-to-structure perimeters
  • Discoloured or dirty facade joints

For contractors refurbishing units at places like Reading Link Retail Park, which lies south of Reading, the mastic covers cladding panels, roller-door and window perimeters.

Comparing quotes

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Can the work be phased to keep areas open?
  • Is the sealant right for the movement and the substrate?
  • Are they CHAS accredited or on Constructionline?

What affects the price in Reading

Quotes vary with the job. It mainly depends on:

  • Access and working height
  • Induction, permit and paperwork requirements
  • The product specified
  • Quantities, in metres or numbers

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Sending details for a quote

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • Any dates the work must fit around
  • Rough lengths or quantities, or drawings if you have them
  • Whether the building will be occupied during the work
  • The site address and postcode

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, give us a call on 01277 525 020 or send details through our quote form.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Reading: questions and answers

Can work at a site such as University of Reading fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is a hospital such as Spire Dunedin Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is it okay to overlay old mastic?

No. Overlaying is a shortcut that peels away quickly. Our method is a full cut-out, cleaning, backing and a new bead.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Do you use silicone for external joints?

The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them, and we work to what is specified.

Can you work on upper floors?

That comes down to the access arranged for the job. When you speak to us on 01277 525 020 or email us, describe the access, and we’ll plan the work with you.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
