Contractors’ notes for Chartridge
Chartridge is about 28 miles from central London. Towns within reach of London tend to keep building, from flats to offices and schools, which keeps mastic packages in demand. Chartridge sits in one of the drier corners of the country, the South East. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so external mastic is timed for workable conditions and agreed with the site manager.
For a contractor working at a hospital such as Chiltern Hospital (3.1 miles south-west of Chartridge), perimeter and facade sealing is planned around patients and deliveries. Older buildings in the area around Chartridge, such as Cholesbury Manor House, 2.1 miles north of Chartridge, need care when sealed: the product has to suit soft or historic materials. For contractors at a school such as Chartridge Combined School, sealing has to be finished before term starts.
Chartridge is about 2 miles north-west of Chesham, in Buckinghamshire. Anywhere in HP5, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Buckinghamshire coverage takes in 308 places, large and small. There’s a separate page for Reading, roughly 24 miles from Chartridge.
We take on facade joints across the HP5 postcode area. Buildings on Chartridge Grange Drive and Cogdells Lane are within our area for facade joints. Facade sealing for commercial buildings in Chartridge
We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure on offices, blocks and industrial units. Coping and flashing joints are included where sealant is the specified fix. If you are dealing with staining on stone next to old sealant and cold air coming in at window perimeters, we can put it right, on stone and brick facade joints, perimeter joints where frames meet the structure and coping and flashing joints alike. One point of contact handles commercial sealant work in Chartridge from the first photographs to the final walk-round, whether it’s one building or several.
Conversions of older rural buildings near smaller places such as Chartridge bring stone, flint, brick and timber up against new glazing. A product that grips an irregular face, with a colour that suits the building’s character, is typically what’s needed.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

When something else is needed
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Cracked or spalling substrates that need repair before sealing
- Joints whose design needs changing by the specifier
- Arranging specialist high-level access, which is planned with the client
If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.

Leave it or put it right?
Patch repairs over old sealant tend to come back. A full cut-out and reseal costs more on the day but lasts much longer, so you aren’t paying for the same joint twice. One visit to deal with every failing joint makes more sense than several trips to a place like Chartridge. Photos of every joint help us quote for the whole job.
There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

Questions we are asked in Chartridge
Can you work on a hospital site such as Chiltern Hospital?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is Chartridge off your patch?
Not at all. Chartridge is within our area. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.
Can you just add new sealant on top?
No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.
Do you replace failed glazing units?
No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, such as perimeter joints where frames meet the structure.
Can you quote from photographs?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we will arrange a visit before quoting.
How much does the work cost?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we’ll price it properly.
Diagnose, treat, sign off
At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Smaller jobs around Chartridge can be grouped with others nearby. A fixed quote is given before anything starts.
- We look at the joints, the drawings and the access before pricing.
- The old bead is cut away completely, not overlaid.
- Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
- Closed-cell rod fixes the depth, and the sealant grips two sides only.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
Getting the site ready
- Clear stock, furniture or equipment away from the joints
- Let building users know which areas are affected
- Send your site hours and access windows

Advice
Maintenance after handover
To get the most from the new sealant:
- Check the asbestos register before old mastic is disturbed
- Add perimeter sealant to planned maintenance checks
- Keep sills, gutters and drainage paths clear
- Avoid harsh cleaners on facade sealant
Anything drilled through a facade joint breaks the seal. Ask the installer to reseal it properly with a compatible product.
Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. A well-designed joint lasts longer than a like-for-like copy of a failed one.
How the quote is worked out
The price varies from site to site. Expect it to depend on:
- How much existing material needs removing
- Travel to remote or island sites
- Phasing around occupants
- Joint width, depth and condition
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Details that help us quote
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Drawings or a marked-up plan, if available
- The asbestos register, for older buildings
- How the joints are reached, and at what height
- When you need the work done
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.
