Facade sealing in Cardonald, done properly
Some clients need every window on a block resealed; others need a few leaking frames sorted. The approach doesn’t change with the size: cut out, clean, back, prime where needed and seal. A 12-month guarantee applies to our workmanship. The enquiries we see most involve water coming in around window frames and facade joints cracked through the middle, on window and door perimeters, coping and flashing joints and cladding panel joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Cardonald, preparation and product choice get the time they need.
Sandstone and, in Aberdeen, granite buildings need care when new windows or panels are sealed against them: the right primer, a neutral-cure sealant and a colour that blends. That holds on a tenement as much as on a city-centre office.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Work for main contractors and building owners
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.
As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
Surface by surface
Perimeter joints at frames and structure
These frame-to-structure joints take a lot of movement and weather. We cut them out, prepare both faces and reseal to the specification.
Precast concrete panels
Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported before sealing.

Questions about Cardonald
Can work at a site such as University of Glasgow Gilmorehill Campus fit around teaching?
Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.
Will you take on work at estates like Craigton Industrial Estate, close to Cardonald?
Yes. Estates, retail parks and business parks around Cardonald, Craigton Industrial Estate among them, are all within reach. To start, just call 01277 525 020 or use the quote form with the unit, the joints involved and your access times.
Should we check old sealant for asbestos?
In older non-domestic buildings, old sealant can contain asbestos. The dutyholder’s asbestos register should be checked first. Removal of asbestos isn’t something we do.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
When can you be on site?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
Who decides which product is used?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Is it fine to apply new sealant on top of old?
No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
When something else is needed
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Specialist high-level access methods
- Work on the window or framing system itself
- Joints too narrow for the movement they take, which need redesign
If in doubt, ring 01277 525 020 or email drawings and photos and we will say what we think before you book.
Joints and surfaces we work on
- Shopfront frames
- Coping and flashing joints
- Cladding panel joints
- Window and door perimeters
- Perimeter joints where frames meet the structure
- Stone and brick facade joints
After the work
Problems stay small when the joints are checked regularly. In particular:
- Insist on a full cut-out when joints are renewed
- Avoid harsh cleaners on facade sealant
- Check that rainwater leaves the facade the way it was designed to
- Don’t wait for a second leak before calling
If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards with a compatible product.
Planned resealing is cheaper than reacting to leaks. Regular checks let you renew joints before water gets in, rather than waiting for a ceiling stain.
Diagnose, treat, sign off
Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.
- We plan access and the order of elevations with the client.
- Weather and temperature are checked against the product’s limits.
- We remove the old bead and check the edges are sound.
- Faces are cleaned, primed where needed and backed.
- Sealant is gunned in and tooled hard onto both faces.
- We hand over with our 12-month workmanship guarantee.
Preparing the site
- For older buildings, check the asbestos register before work
- Send your site hours and access windows
- Move anything stored against the joints

Related advice
Do you need facade sealing in Cardonald?
A frequent fault is a bead stuck to the joint’s rear face as well as its sides. With no backing, the sealant is restrained and tears as the joint moves.
Site and facilities staff are often the first to spot these:
- Previous reseals run over old sealant
- Unsightly perimeter sealant on a visible elevation
- Failed seals around shopfront and entrance frames
- Cold air coming in at window perimeters
Extensions at sites like Ross Hall Hospital, 0.9 miles south-west of Cardonald, usually sit beside working departments, and the mastic follows strict access rules.
