Facade sealing in Cammo, done properly

Every facade quote starts with how the joints will be reached. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. The enquiries we see most involve discoloured or dirty facade joints and damp patches beside frames after rain, on window and door perimeters, stone and brick facade joints and perimeter joints where frames meet the structure. Looking for mastic applicators who cover Cammo? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around Cammo, city construction ranges from new offices, student housing and flats to the refurbishment of traditional stone buildings. Work comes under Scotland’s own building standards, and our job is to seal to the specification.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Our process

Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Tell us which areas need to stay in use
  • Send any specification or drawings in advance

Why act early in Cammo

Leaving failed perimeter sealant also makes the eventual job bigger: wet edges break down, so repairs may be needed before resealing. Acting at the first sign of splitting keeps the fix simple. In Cammo, as across Scotland, rain finds any gap, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

What you get with us

  • Over 20 years of commercial sealing
  • A range of standard colours, depending on the product
  • Fully insured, including public liability cover
  • Joints cleaned back to sound surfaces

See our cost guide and how we’re accredited.

Keeping the joints sound

To get the most from the new sealant:

  • Share access with other external trades
  • Confirm the survey covers external sealants in older buildings
  • Brief window cleaners about newly sealed joints
  • Note when each elevation was last resealed

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards using a matching sealant.

Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money.

Questions about Cammo

Our building in Cammo is near the coast: does that change the sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Do you take on work at healthcare sites like Spire Murrayfield Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

When is resealing likely to be due?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Do you replace windows or glass?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

Can staff carry on working while you are here?

In most cases, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Facade sealing in Cammo: the local picture

Cammo lies within about 2 miles of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Cammo is in the east of Scotland, which is drier than the west. Winter mornings can still bring frost and condensation on steel and glass. We agree external dates with the site team and keep internal work ready.

For contractors refurbishing units at places like West Craigs Industrial Estate, 1.2 miles to the south of Cammo, the mastic covers cladding panels, roller-door and window perimeters. On a healthcare site such as Spire Murrayfield Hospital, 2.3 miles to the south-east of Cammo, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Cammo is about 4 miles west of West End, in Edinburgh. Our applicators travel to Cammo for work on facade joints, handled exactly as we handle every other area. We work across 174 places in Edinburgh, large and small.

Anyone looking for facade sealing in EH4, EH12 and EH30 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Building owners, agents and FMs in Cammo

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Cammo can form part of a wider programme across Edinburgh.

Do you need facade sealing in Cammo?

When sealant lets go of a frame or panel, the cause is often the preparation. Contamination, moisture or skipping the primer the maker specifies leave a weak bond, and movement soon pulls it away.

Clients usually get in touch after noticing one or more of the following:

  • Hard, chalky sealant that no longer flexes
  • Staining on stone next to old sealant
  • Water coming in around window frames
  • Patch repairs that keep failing

On a campus such as Edinburgh Napier University - Sighthill Campus, which lies south-east of Cammo, new teaching buildings and residences are usually built and refurbished around the academic year.

Before you book anyone

  • What level of public liability insurance do they hold?
  • The named product and why it was chosen
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Can the work be phased to keep areas open?
