How the job changes by surface
Window and door perimeters
Window and door perimeters make up most facade sealing work. A low-modulus, neutral-cure product suits most frame-to-wall joints.
Cladding panel joints
Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.
Facade sealing for commercial buildings in Blackhill
External joints face UV, rain, temperature swings and building movement all year. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When the time comes, we cut the old sealant out completely and start again. The enquiries we see most involve perimeter sealant that has split or peeled away and air leaks through failed facade joints, across window and door perimeters, cladding panel joints and coping and flashing joints. A specialist sealant contractor works differently from a general builder: on jobs in Blackhill, preparation and product choice get the time they need.
In smaller places such as Blackhill, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Sites and facades in and around Blackhill
Blackhill lies within about 2 miles of the sea. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so joint design, primers and product choice deserve extra care. Plenty of hotels sit less than 2 miles from Blackhill. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.
Hotel extensions and refits, at places such as Ayre Hotel, which lies east of Blackhill, typically run between busy periods, so the sealing is squeezed into short windows.
Blackhill is about 1 mile west of Kirkwall, in the Orkney Islands. We send applicators to Blackhill for facade joints, handled exactly as we handle every other area. Blackhill is one of 51 places we cover in the Orkney Islands.

Just outside Blackhill, we also work in Kirkwall (1 mile east), Greenigoe (2 miles south), Grimbister (4 miles west), Finstown (5 miles west) and Heddle (5 miles west). Questions we’re asked in Blackhill
Is Blackhill inside the area you cover, given it’s on an island?
Yes. Islands are part of our area, Blackhill included. We group island work where we can and plan around the crossings.
Does the sea air around Blackhill change the choice of sealant?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Can you handle several sites?
Yes. Several buildings can share a single quote, with one point of contact.
What will the job cost?
There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, let us know and we will send them with the quote.
Can you work while the building is occupied?
Usually, yes. We phase the work so most of the building stays in use.

Signs you need facade sealing in Blackhill
Most facade joints fail through age and weathering. The bead hardens, chalks on the surface and loses the flexibility to follow the joint.
Look out for the following:
- Perimeter joints where frames meet the structure
- Draughts around frames and panels
- Leaks at window and door perimeters
- Previous reseals run over old sealant
For a contractor working at a hospital such as Balfour Hospital, 1.2 miles south-east of Blackhill, perimeter and facade sealing is planned around patients and deliveries.
What to look for in a quote
- Will CSCS-carded applicators be on site?
- Are they CHAS accredited or on Constructionline?
- How the existing material will be dealt with
- Can the work be phased to keep areas open?
Leave it or put it right?
If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice, which is often the biggest saving. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.
What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Damp caused by condensation inside the building
- Cracked or spalling substrates that need repair before sealing
- Installing or repairing glazing systems
If in doubt, call the office on 01277 525 020 or send photos by email and we’ll say what we think.

Diagnose, treat, sign off
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes a day or two for a few elevations, and longer where access has to be moved around the building, and our waste is bagged and taken away as we go. For a building near Blackhill, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.
- First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
- The old bead is cut away completely, not overlaid.
- Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
What we need from you
- Tell staff and tenants when we will be in
- Explain the parking and delivery arrangements
- Send your site hours and access windows

Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.
Advice
Commercial clients in Blackhill
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.
