Our facade sealing service in Inverclyde

We don’t install glazing systems or replace glass. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds with products suited to facade or glazing perimeter joints. The enquiries we see most involve staining on stone next to old sealant and sealant pulling away from frames or panels, across window and door perimeters, stone and brick facade joints and cladding panel joints.

Before we leave any area, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

How we quote

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Near you in Greenock

We work on buildings around Watt Library, The James Watt pub and Wellington Academy and the streets around them. There’s a railway station in Greenock itself: Drumfrochar station. A little further out are McLean Museum and Art Gallery (0.6 miles north-east) and Oak Mall (0.7 miles north-east). Green spaces nearby include Lyle Hill.

Building work around Inverclyde

Our CSCS-carded applicators work on sites across Inverclyde, from Greenock, Port Glasgow and Gourock to smaller schemes. Whatever paperwork the site requires, from RAMS to CSCS details, we confirm when we quote.

Our area covers every Scottish council area, Inverclyde included. Travel is planned so the work is finished in as few trips as we can. On the coastal side of Inverclyde, sea-facing elevations typically show failed joints first.

Greenock: When units on a site such as Cappielow Trade Park (1.8 miles east of Greenock) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. Extensions at sites like Inverclyde Royal Hospital, 1.4 miles west of Greenock, typically sit beside working departments, and the mastic follows strict access rules.

What affects the price in Inverclyde

There’s no standard rate for sealant work, since sites vary so much. What we look at:

  • Working within restricted access windows
  • Distance, for remote addresses
  • Removal of failed or old sealant
  • Any access equipment needed

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

A few photographs plus some basic facts will normally do. Please tell us:

  • The postcode of the building
  • A wide shot and a close-up of the area
  • Your programme or deadline
  • The product your specification calls for

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or call 01277 525 020 or use the quote form if you’d rather talk the job through.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Check that rainwater leaves the facade the way it was designed to
  • Report water ingress at frames as soon as it shows
  • Inspect facade joints on a regular cycle
  • Brief window cleaners about newly sealed joints

Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant, so brief your window cleaners.

Coordinate facade sealing with other external works. One set-up for several trades saves money and cuts time on site.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Signs you need facade sealing

When the sealant tears down its centre, it has usually been asked to move more than it can. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Site and facilities staff are often the first to spot these:

  • Air leaks through failed facade joints
  • Gaps between rainscreen or cladding panels
  • Leaks at window and door perimeters
  • Sealant pulling away from frames or panels

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Arranging specialist high-level access, which is planned with the client
  • Damaged frames that need replacing
  • Joints too narrow for the movement they take, which need redesign

Common questions from Inverclyde clients

Can you quote from photos?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Do you work in Inverclyde?

Yes. We take on work across Inverclyde.

Is old mastic on our building likely to contain asbestos?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. Removal of asbestos isn’t something we do.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.

Is it okay to overlay old mastic?

No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.

Can you work in cold or wet weather?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Cold, damp mornings can delay a start, and we build that into the programme.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.
