About our expansion joint sealing in Wellwood

Buildings and slabs are never completely still: they expand in the heat, shrink as they dry, and shift under load. Movement joints are where that movement is absorbed. We seal and reseal movement joints in walls, panels, decks and floors on sites in Wellwood. Site teams most often ask us about joints packed with grit and debris and joints where the bead has lost adhesion, across precast concrete panel joints, blockwork control joints and car park decks and ramps. Whether you call it commercial sealant work, mastic application or joint sealing, in Wellwood it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In smaller places such as Wellwood, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Wellwood: questions and answers

Is Wellwood off your patch?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Good photos up front let us bring everything on the first visit.

Is a hospital such as Queen Margaret Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Can you work on car park ramps and decks?

Yes. Tell us how the car park is used and which areas must stay open and we will plan around them.

Which product is best for expansion joints?

Whatever suits the joint and the specification. We name the proposed product in the quote so there are no surprises.

Can a joint be sealed if the edges are broken?

Sound edges are essential. Where they’ve broken up, we’ll tell you they need repairing first.

Are expansion joints and movement joints the same thing?

Movement joint is the broad term for any joint built in to let a structure move. In everyday use the two names are often swapped and the way they’re sealed is similar.

Do you guarantee expansion joint work?

The workmanship is guaranteed for 12 months from sign-off and we hold public liability insurance. Regular sweeping and inspection help the joints last.

Expansion joint sealing in Wellwood: the local picture

Wellwood is on Scotland’s drier eastern side. Cold winters and gritting are hard on any yard or deck joint left open. Sealing them in drier months limits winter damage. The 3 miles around Wellwood take in at least three named trading estates, business parks or retail parks. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Hospital campuses such as Queen Margaret Hospital (to the east of Wellwood) grow in stages, leaving movement joints wherever new blocks meet old. In a school such as Queen Anne High School Dunfermline, movement joints in brick, block and hall floors tend to be forgotten until they leak.

Wellwood is about 2 miles north-west of Dunfermline, in Fife. We cover commercial sites throughout Wellwood, for single jobs and planned programmes alike. We work across 132 places in Fife, large and small. For work in that direction, see our Edinburgh page.

Postcode districts covered here: KY12. We cover commercial and managed buildings on Pit Lane, Leadburn Avenue and Venturefair Avenue and the roads nearby. Sites close to Wellwood are covered too, including Townhill (1 mile east), Dunfermline (2 miles south-east), Abbeyview (2 miles south-east), Crossford (2 miles south-west) and Kingseat (2 miles east). Nearby towns on our patch include Kirkcaldy (12 miles east), Glenrothes (14 miles north-east), Cowdenbeath (5 miles east), Dysart (13 miles east), Dalgety Bay (5 miles south-east) and Rosyth (4 miles south-east).

On site: what to expect

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and our waste is bagged and taken away as we go. For work around Wellwood, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • Tell us what induction or permit system the site runs
  • Make sure the joints can be reached
  • For older buildings, check the asbestos register before work

Advice

Maintenance after handover

To get the most from the new sealant:

  • Raise snow-clearing blades over deck joints where possible
  • Clear dirt from joint lines during routine cleaning
  • Keep traffic off new joints until the cure time is up
  • Inspect movement joints alongside other routine building checks

In warehouses, forklift and pallet-truck routes take the most wear. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. That water often carries de-icing salts with it and it can affect the structure over time. Resealing early limits the damage.

Signs you need expansion joint sealing in Wellwood

When a bead pulls away from one face, it has lost adhesion. Dusty, damp or contaminated faces, a missing primer and three-sided adhesion are the usual causes, and it’s common on joints sealed in a hurry.

If one of these sounds familiar, it’s time for a closer look:

  • Expansion joints split through the centre of the bead
  • Joints where the bead has lost adhesion
  • Previous reseals laid over old sealant
  • Joints packed with grit and debris

For a store at a site such as Carnegie Drive Retail Park, 0.8 miles to the south of Wellwood, the service yard and goods-in area are where joints break down first.

Before you book anyone

  • Proof of insurance
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What site paperwork they can supply
  • Which product they’ll use, and why it suits the joint

How to choose a sealant contractor

What happens if it’s left?

Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too, and a second visit means paying for access again. We can price a patch and a full reseal side by side. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Wellwood, a repair visit takes planning, so it’s better to act early.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Why clients in Wellwood choose us

  • Matching to RAL references, product permitting
  • CHAS accredited
  • Colour agreed before work starts
  • Over 20 years of commercial sealing

Take a look at our cost guide or our accreditations.

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we look at:

  • How much there is to seal
  • Distance, for remote addresses
  • The site’s rules and procedures
  • Any access equipment needed

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Details that help us quote

Good information means a firmer quote. Helpful details to send:

  • What the building is and how it’s used
  • Clear photos of the problem areas
  • Approximate linear metres or a joint schedule
  • Any dates the work must fit around

Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. If you have questions first, phone 01277 525 020 or use the quote form.

General trades versus a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
