How we handle expansion joint sealing in Dalgety Bay
Our movement joint work takes in walls, panels, decks and floors: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. The product depends on the movement, the weather and anything that runs over it and we name it in the quote. If you’re dealing with layers of sealant in a movement joint and damp inside where a wall movement joint has failed, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Dalgety Bay, that means joint design, primers and backing rod as standard.
Travel to smaller places like Dalgety Bay is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.
Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Concrete or masonry repairs along the arrises
- Waterproofing layers buried beneath the sealant
- Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
If you’re not sure, just call 01277 525 020 or use the quote form and we will give you a straight answer.

From enquiry to sign-off
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Dalgety Bay, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- You get a fixed quote with the product and its movement capability stated.
- We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
- Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- We check every joint before sign-off, and the work carries our 12-month guarantee.

For managing agents and facilities managers
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.
Looking after the joints
Regular inspection catches problems early. In particular:
- Put movement joints on the planned maintenance inspection round
- Note which joints were done, when, and with what
- Keep scrapers and ploughs from dragging across joint sealant
- Leave barriers in place until fresh joint sealant has cured
Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal.
A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.
When to bring in a specialist
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Common questions from Dalgety Bay clients
Is a smaller place like Dalgety Bay outside your area?
Not at all. Dalgety Bay is within our area. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.
Can you work at a site such as St David's Business Park, by Dalgety Bay?
Yes. Estates, retail parks and business parks around Dalgety Bay, St David's Business Park among them, are all within reach. A few photos and the unit address let us price the work.
How do I request a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.
Can you fit around our working hours?
Give us your site hours and any access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Can you work on car park ramps and decks?
Yes. Tell us how the car park is used and which areas must stay open.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
How the job changes by surface
Concrete and precast panel joints
Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it.
Brickwork and blockwork joints
A brick movement joint full of old mortar or debris can’t close. Everything is raked out before backing and sealant go in, and tell you if the joint looks too narrow for the movement.

Where floor joints take the most wear near Dalgety Bay
The sea is no more than about 1 mile from Dalgety Bay. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. At least three named trading, business or retail sites lie within about 3 miles of Dalgety Bay. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.
A healthcare site such as Lynebank Hospital (to the north-west of Dalgety Bay) depends on car parks, ramps and service yards whose joints take traffic all day. Phasing is what makes joint work possible on busy sites such as Donibristle Industrial Estate (0.5 miles north of Dalgety Bay): one bay, aisle or car park row at a time. For a school such as Inverkeithing High School, playground and building joints can be done in the holidays.
Dalgety Bay is about 4 miles south-east of Dunfermline, in Fife. We cover the KY11 postcode districts. If your site is on Carcraig Place, Carrick Drive and Lade Braes or close by, send details and we’ll quote for movement joints.
