Expansion joint sealing in The Valley, done properly

Internal floor joints take trolleys, pallet trucks and forklifts. Without a sound filler, joint edges chip and spall under load so the product has to suit both the traffic and the movement. If the arrises are already broken, we will say so before sealing and phasing can keep areas working. We work on precast concrete panel joints, car park decks and ramps and cladding panel joints, and what we’re called in for most is layers of sealant in a movement joint and water getting into the wall through a failed joint. Searching for sealant specialists in The Valley? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Jobs around smaller places like The Valley are planned so the whole job is done in one visit, with the right materials on hand. Tell us the joint widths if you can, and what drives or walks over them.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Diagnose, treat, sign off

Diagnose, treat, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Rural sites near The Valley may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. You get a fixed quote with the product and its movement capability stated.
  3. We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

What we need from you

Questions about The Valley

Is The Valley too far out for you?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

What site paperwork comes with a job in The Valley?

We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

How the quote is worked out

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Backing rod, priming and other preparation
  • The product specified
  • Whether old sealant has to be cut out first
  • Phasing around occupants

A quote for movement joints depends on quantities, condition and access. Ask us for a fixed quote.

Before you send an enquiry

A few photographs plus some basic facts will normally do. Please tell us:

  • Specification clauses that apply
  • The postcode of the building
  • Any dates the work must fit around
  • The type of building and who uses it

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, give us a call on 01277 525 020 or email us.

Different surfaces, different methods

Cladding panel joints

Cladding panels move more than masonry as they heat and cool. A sealant with the right movement class is chosen.

Brickwork and blockwork joints

Masonry faces are often porous, dusty or crumbly. Faces are prepared and primed wherever the sealant maker calls for it, then seal and tool the joint.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

For managing agents and facilities managers

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Expansion joint sealing in The Valley: the local picture

The Valley is about 42 miles from central London. The roads out of London are lined with trade parks and distribution sheds, and their floor joints take forklift and pallet-truck traffic all day. The Valley is in the South East, one of the UK’s drier regions. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint.

Around The Valley, each joint gets a filler or sealant matched to what crosses it and how much it moves. A joint near The Valley that has lost its sealant lets in water and grit, and the edges suffer next.

Looking after the joints

Problems stay small when the joints are checked regularly. Specifically:

  • Keep stones and debris out of open joint lines
  • Keep product details with the building records for the next reseal
  • Inspect movement joints alongside other routine building checks
  • Avoid parking heavy plant or pallets on joint lines

Floor joints on main traffic routes need watching more closely than the rest. Keep racking feet and heavy point loads off joint lines, and report any chipped edges early.

On a multi-storey car park, a failed joint typically shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Resealing early limits the damage.
