Expansion joint sealing near Terriers

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Expansion joint sealing for commercial buildings in Terriers

Brickwork and blockwork walls have vertical movement joints at intervals that most people only notice when the sealant has gone. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal comes out, backing goes in and a sealant with the right movement class is applied with primer where the maker calls for it. The enquiries we see most involve new sealant over old, now failing and sealant pulling off the joint face, on cladding panel joints, blockwork control joints and podiums and floor movement joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Terriers, preparation and product choice get the time they need.

Around places the size of Terriers, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Concrete floors and yards in these buildings move and crack like any others.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Surface by surface

Car park decks and ramps

Water coming through deck joints is the usual first sign. The old seal comes out, the edges are prepared and the joint resealed.

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen, and we will confirm the colours available for the specified product.

Why it’s worth doing now in Terriers

Sealing over a failed movement joint is a common shortcut. A bead over the old seal can’t bond or flex, so it fails quickly. Full removal and preparation is in every quote. For buildings in places like Terriers, one well-planned visit beats several small ones, so we’d suggest renewing all the joints that are going, not just the worst.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a job in Terriers, the main thing is a clear picture of the work, so send photographs of each area. A fixed quote follows.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take, and flag anything that needs an engineer.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Before we start on site

  • Agree which areas must stay open
  • Tell us what induction or permit system the site runs
  • Make sure the joints can be reached

When something else is needed

We check first that sealant really is the fix. It won’t put right:

  • Concrete or masonry repairs along the arrises
  • A joint that has to be widened or re-detailed before it can work
  • Proprietary pre-formed expansion joint systems

Not sure which it is? You can ring 01277 525 020 or send photos by email and we’ll tell you honestly.

Joints and surfaces we work on

  • Brickwork movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Avoid parking heavy plant or pallets on joint lines
  • Keep traffic off new joints until the cure time is up
  • Inspect exposed joints once the cold weather has passed
  • Inspect movement joints alongside other routine building checks

Fresh joint sealant needs its full cure time before it takes traffic or water. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

On a multi-storey car park, a failed joint typically shows up as a leak onto the deck underneath. That water often carries de-icing salts with it and it can affect the structure over time. Resealing early limits the damage.

Questions we’re asked in Terriers

Is Terriers too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Do you cover business parks and estates near Terriers, such as The Wye Industrial Estate?

Yes. Our area takes in Terriers and its surroundings, with estates and business parks such as The Wye Industrial Estate included. To start, just phone 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Why do our movement joints keep failing?

The way it has failed usually tells us why: tearing down the centre means too much movement, and lifting off one side means poor adhesion. Sometimes the edge material itself has failed.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

What if the joint edges are damaged?

Sound edges are essential. If they’re damaged, we’ll say so before any sealing, so the new seal has something to grip.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it.

Rainfall across the South East, Terriers included, is lower than in many parts of the UK. Less than 3 miles from Terriers there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

Large sites such as Wycombe General Hospital, 1.4 miles south-west of Terriers, have car parks, service roads and long elevations with movement joints in brick and panels. Retail centres such as Wycombe Retail Park (to the south of Terriers) have floors, service yards and car parks with joints under constant traffic. For estates staff at a university like Buckinghamshire New University, 1.2 miles south-west of Terriers, building and paving joints are part of the planned maintenance list.
