About our expansion joint sealing in Steeple

Buildings and slabs are never completely still: temperature, moisture, shrinkage and loading all make materials grow and shrink. Movement joints are where that movement is absorbed, and the sealant in them keeps water and debris out. We seal and reseal movement joints in walls, panels, decks and floors for buildings in Steeple. We work on car park decks and ramps, brickwork movement joints and precast concrete panel joints, and the usual reasons a site gets in touch are sealant peeling off one face of the joint and weathered movement joint sealant that no longer flexes. Facilities teams, main contractors and managing agents in Steeple tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

For a site near Steeple, measurements and photos up front mean one trip where possible, with the right materials on hand. Note joint widths and the traffic that uses them, and we’ll take it from there.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

From enquiry to sign-off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access, and we clear our waste as we work. Jobs in and around smaller places like Steeple are usually planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Advice

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Changing the joint layout or spacing of a structure
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Concrete or masonry repairs along the arrises

If in doubt, ring 01277 525 020 or email us and we’ll say what we think before you book.

Joints and surfaces we work on

  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Car park decks and ramps
  • Cladding panel joints
  • Brickwork movement joints

Expansion joint sealing around Steeple: points for this area

With the shore within about 2 miles, Steeple counts as a coastal location. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. The South East is one of the drier parts of the UK. External joints still wait for dry conditions, and winter de-icing salt on car parks and ramps works into any open joint.

University campuses such as University of Essex, 1.9 miles to the north-east of Steeple, have car parks, paved walkways and building elevations with movement joints.

Steeple is about 6 miles south-east of Maldon, in Essex. Our applicators travel to Steeple for work on movement joints. Steeple is one of 644 places we cover in Essex. Sites around London have their own page, about 41 miles away.

What happens if it’s left?

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s normally not far behind and repeated access costs add up. We can price a patch and a full reseal side by side. Converted and older buildings near places like Steeple tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Why appoint us

  • Our applicators hold CSCS cards
  • One number for every site we cover
  • Colours chosen to suit frames, cladding or finishes where possible
  • Colour agreed before work starts

Looking after the joints

For the best life from the joints:

  • Check joints after long freezing spells
  • Include every elevation and deck joint in periodic inspections
  • Leave barriers in place until fresh joint sealant has cured
  • Raise snow-clearing blades over deck joints where possible

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we will tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. A sound seal keeps the joint working.

Steeple: questions and answers

Can being near the sea in Steeple affect the sealant we need?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Do we have to stop operations in Steeple while the joints are sealed?

Rarely. Work is phased around your operations. The phasing plan comes with the quote.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you reseal car park expansion joints?

Yes. Let us know the opening hours and which levels or bays have to stay available.

Can you seal joints in cold or wet weather?

Outside work depends on conditions: rain, frost and condensation all stop sealant bonding. Indoor joints can typically carry on regardless.

Do you take on small jobs?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Owners, agents and contractors

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Steeple can form part of a wider programme.

What we are called out for in Steeple

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Sealant fixed to the base and sides can’t flex, so it tears, which is why depth control matters.

Site and facilities staff are often the first to spot these:

  • Brittle, chalky sealant on external joints
  • Torn sealant in brick or block movement joints
  • Water dripping through deck or ramp joints
  • Joints packed with grit and debris

In and around Steeple, the right filler or sealant for each joint depends on the traffic and the movement it takes.

Questions to ask before you book

  • Can the work be phased to keep areas open?
  • Will failed sealant be removed rather than covered?
  • How they handle RAMS and site documents
  • Who will actually carry out the work
