Commercial sealant contractors in Steeple, done properly

Mastic Doctor has been sealing joints for businesses and contractors since 2005: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. We work on external facade joints, washrooms and tea points and floor and threshold joints, and what we’re called in for most is untidy joints in a reception, shop floor or lobby and mouldy silicone around WCs, urinals and vanity tops. Facilities teams, main contractors and managing agents in Steeple tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

If you look after more than one building near Steeple, the work can be planned as one programme, with one quote format and one point of contact.

A job in a smaller place like Steeple is typically a single building. We plan the visit so everything on the list is done in one go, with the right products and colours on hand.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

Working on commercial sites near Steeple

The sea is no more than about 2 miles from Steeple. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. Where a frontage needs a particular colour, the product still has to suit that exposure. Central London is about 41 miles from Steeple. The South East around the capital has large numbers of business parks, offices and retail centres, especially around the motorway corridors. Occupiers with several premises in the region tend to prefer one contractor and one point of contact.

Premises within reach of Southminster station, 2.6 miles south-east of Steeple, often have busy frontages where joints are seen by everyone passing. Whatever the building in Steeple, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material.

Steeple is about 6 miles south-east of Maldon, in Essex. Commercial clients in Steeple can call on us for sealant joints. Steeple is one of 644 places we cover in Essex. Our London page has more on work in that area.

Work on sealant joints is covered throughout CM0, whatever the building. We cover commercial and managed buildings on The Street, Garden Fields and Batt's Road and the roads nearby. If your building is just outside Steeple, we cover Southminster (2 miles south-east), Asheldham (3 miles south-east), Dengie (3 miles east), Stoneyhills (3 miles south) and Tillingham (3 miles east). A short drive away, we cover Colchester (14 miles north), Chelmsford (14 miles west), Maldon (6 miles north-west), Canvey Island (15 miles south-west), Rayleigh (11 miles south-west) and Witham (10 miles north-west).

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Our process

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Rural sites near Steeple may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Advice

What we can’t put right

Some faults sit outside our scope, and we say so rather than covering them up:

  • Walls or slabs moving more than any sealant can take
  • A failed roof covering or waterproofing membrane
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)

If in doubt, give us a call on 01277 525 020 or send details through our quote form and we will say what we think.

Where we work in Steeple

  • Floor and threshold joints
  • Window and door perimeters
  • Kitchen worktops and splashbacks
  • Movement joints in walls and floors
  • Washrooms and tea points
  • External facade joints

Leave it or put it right?

A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired. Halls, stores and units around places like Steeple may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

FAQs: Steeple

Is a smaller place like Steeple outside your area?

No. Places such as Steeple are covered as much as the big towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you supply sealant in our brand colour for a site in Steeple?

Yes, sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone or frames is a common request. Available colours for the product are confirmed with the quote.

How long does a job like this take?

That varies with the scale of the job, but the work typically takes a few hours to several days on most single sites, depending on joint lengths and access. For bigger or phased jobs, we’ll set out a timescale with the quote.

Is your work guaranteed?

Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Which site documents can you send us?

Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. For older buildings we will ask for the asbestos register, plus your site induction rules.

What do you need from us to quote?

The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.

Different surfaces, different methods

Shop fronts and retail fit-outs

Most shops can’t close for a reseal. We plan around the access windows the store gives us, phasing areas so the shop floor stays usable.

Window and door perimeters

Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.
