Steeple: questions and answers
Is a smaller place like Steeple outside your area?
No. Places such as Steeple are covered as much as the big towns. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.
Our building in Steeple is near the coast: does that change the sealant?
It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
Can you handle several sites?
Yes. A group of buildings can go on one quote, and you deal with one contact throughout.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
How many days will you need on site?
The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.
What guarantee comes with a mastic package?
It carries a 12-month guarantee on our workmanship. We are also fully insured for public liability.
Do you take on mastic snagging only?
Yes. Damaged, missed or untidy joints are stripped and done again properly, working to your handover date.
Construction mastic in Steeple
A typical mastic package covers more than window perimeters: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility, and one applicator team gives a consistent finish. Site teams most often ask us about snag items on joints that need redoing before handover and new external sealant already peeling away, on window and door perimeters, cladding and panel joints and floor and skirting junctions. A single leaking joint is often how a building in Steeple first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
In the countryside around places like Steeple, conversion schemes put new frames into old stone, flint, brick or timber. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What affects the price in Steeple
Before we quote, we look at:
- Joint width, depth and condition
- Which sealant the job calls for
- Location, for remote and island sites
- Whether the work must be split into stages
What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.
Before you send an enquiry
Diagnosis starts before we arrive. Tell us:
- The site address and postcode
- Anything awkward about access or site hours
- What the building is and how it’s used
- The product your specification calls for
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, give us a call on 01277 525 020 or email drawings and photos.

Should maintenance staff do it?
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Why act early in Steeple
A cheaper sealant can look like an easy saving on a large package. A failed joint in the defects period costs far more than the product difference, especially externally. Where an alternative is genuinely suitable, we will say so. Older rural buildings around Steeple move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote.
Why appoint us
- Colours confirmed for the specified product
- Health and safety: CHAS accredited
- Public liability insurance in place
- Fixed quotes based on photos, drawings or a visit
Our process
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates. Smaller jobs around Steeple can be grouped with others nearby. You will have a fixed quote before work starts.
- First we look at the scope on site or from drawings.
- A fixed quote sets out scope, products and phasing.
- Paperwork is agreed and applicators are inducted on site.
- Sealing follows the programme as areas are released.
- Any frame gaps or issues outside our scope are flagged to the site team.
- The package is closed out, snags cleared and backed by our 12-month guarantee.
What we need from you
- Send asbestos survey details if the building is pre-2000
- Tell us what induction or permit system the site runs
- Tell staff and tenants when we will be in
Ask for a quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Building and refurbishing in Steeple
With the shore within about 2 miles, Steeple counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Rainfall across the South East, Steeple included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack.
On any site in or around Steeple, the mastic follows the specification and the programme. Building work at universities like University of Essex, 1.9 miles to the north-east of Steeple, is often timed for the summer, mastic included.

When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Oversized gaps that need packing or adjustment by others
- Glazing units that are cracked or misted
- Specifying the product where the designer hasn’t
If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.
Surfaces we seal
- Cladding and panel joints
- Internal decorators’ caulk
- Brick and block movement joints
- Sanitary and kitchen joints
- Window and door perimeters
- Floor and skirting junctions
Keeping the joints sound
Keep the joints in good shape with a few simple steps:
- Release areas for mastic once other trades have finished in them
- Put any product change through the designer first
- Get the mastic subcontractor involved early in the programme
- Record the products used in the O&M file
Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.
One unsealed frame can let water into finished internal areas. On a new building that means remedial work after decorating, and a delay to handover. A check of every frame before decorators start is worth the time.
