How we handle expansion joint sealing in Star
The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. We work on precast concrete panel joints, brickwork movement joints and car park decks and ramps, and the failures we are asked to look at most are arrises breaking up along floor joints and torn sealant in brick or block movement joints. Looking for mastic applicators who cover Star? We’ve been sealing commercial buildings since 2005.
In smaller places such as Star, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.
Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

Work for main contractors and building owners
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Traffic, movement and joints around Star
The 3 miles around Star take in at least three named trading estates, business parks or retail parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. The east of Scotland, where Star is, gets less rain than the west. Frost and de-icing salt still find their way into open external joints. Resealing before the cold months helps protect the edges.
A healthcare site such as Cameron Hospital, 2.8 miles to the south-east of Star, depends on car parks, ramps and service yards whose joints take traffic all day. Places like Queensway Retail Park, 2.8 miles to the south-west of Star, put trolleys over floor joints inside and cars over slab joints outside.
Star is about 3 miles north-east of Glenrothes, in Fife. Star sits inside our coverage and the rest of Fife, with the same fixed quotes and 12-month guarantee as everywhere else. 132 places across Fife fall within our area, Star among them. Sites around Dundee have their own page, about 18 miles away.
Commercial sites across KY7 are covered for movement joints. Among the streets we cover are Bains Brae, East End and Braeview Crescent. If your building is just outside Star, we cover Markinch (2 miles south-west), Kettlebridge (3 miles north), Cadham (3 miles south-west), Freuchie (3 miles north-west) and Kingskettle (3 miles north). Nearby towns on our patch include Kirkcaldy (7 miles south), Glenrothes (3 miles south-west), Leven (4 miles east), St Andrews (14 miles north-east), Cowdenbeath (12 miles south-west) and Dysart (6 miles south).

Common problems we fix in Star
When a bead pulls away from one face, it has lost adhesion. Dusty, damp or contaminated faces, a missing primer and three-sided adhesion are the usual causes.
Any of the following is a good reason to get the joints checked over:
- Arrises breaking up along floor joints
- Sealant pulling off the joint face
- Movement joints with split or torn sealant
- Expansion joints filled with dirt and stones
Phasing is what makes joint work possible on busy sites such as Eastfield Industrial Estate (2.8 miles south-west of Star): one bay, aisle or car park row at a time.

Questions about Star
Will you take on work at estates like Queensway Retail Park, close to Star?
Yes. Estates, retail parks and business parks around Star, Queensway Retail Park among them, are all within reach. To start, just phone 01277 525 020 or email us with the unit, the joints involved and your access times.
Would you work within a site like Cameron Hospital?
Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.
How do we ask for a quote?
You can use the quote form on this site; alternatively, give us a call on 01277 525 020 or use the quote form. Photos, drawings or a joint schedule help us quote quickly.
Can a joint be sealed if the edges are broken?
A bond is only as strong as the material behind it, so we will tell you if the edges need repairing before sealing. We flag it at the quote stage where we can see it.
Is colour matching possible?
It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Does the weather affect joint sealing?
The joint has to be dry, and the air and surface temperature inside the product’s limits. Cold, damp or frosty mornings can stop work outside, so we plan with the forecast in mind.
Can you work while the building is occupied?
Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.
Should maintenance staff do it?
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Diagnose, treat, sign off
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed before we move to the next. Travel to smaller Scottish places like Star is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.
- Photos, joint lengths and drawings come to us, or we visit.
- Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
- Every joint is cleared of the failed seal and any grit packed into it.
- Edges are checked, and we tell you if any need repairing before sealing.
- A sealant suited to the movement and traffic is laid to depth and tooled.
- Areas reopen once cured, and the work carries our 12-month guarantee.
What we need from you
- Share the asbestos register for older buildings
- Arrange parking or a loading space
- Clear stock, furniture or equipment away from the joints

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.
Related advice
Looking after the joints
A few simple habits keep the new joints working:
- Act on the first tear or lifting edge rather than waiting
- Keep racking legs and heavy point loads off floor joints
- Note which joints were done, when, and with what
- Reopen bays and walkways only after the stated cure time
Debris does more harm to joint sealant than most people realise. Grit trodden or driven into the joint works at the surface until it tears and decks and floors suffer most. Regular sweeping keeps joint lines clear.
An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:
- Concrete or masonry repairs along the arrises
- Leaks coming from the membrane rather than the joint seal
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
If you’re not sure, just speak to us on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.
