Expansion joint sealing for Redcloak sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Expansion joint sealing in Redcloak, done properly

Our movement joint work takes in walls, panels, decks and floors: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. The product depends on the movement, the weather and anything that runs over it and we name it in the quote. If you have torn sealant in brick or block movement joints and sealant peeling off one face of the joint, we can put it right, whatever the surface. Most enquiries from Redcloak start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For outside joints near Redcloak, the Scottish weather sets the timetable: dry faces and the right temperature are essential. Inside slabs aren’t affected and can be scheduled around the occupier.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Questions we’re asked in Redcloak

Does a coastal location like Redcloak affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.

Is a smaller place like Redcloak outside your area?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Can you fit around our working hours?

We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Act on the first tear or lifting edge rather than waiting
  • Avoid parking heavy plant or pallets on joint lines
  • Keep scrapers and ploughs from dragging across joint sealant
  • Note which joints were done, when, and with what

In warehouses, forklift and pallet-truck routes take the most wear. Keep racking feet and heavy point loads off joint lines.

Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort, so the work can be planned rather than rushed. We will tell you which movement joints need doing now and which can wait.

On site: what to expect

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Where we can, we combine work around Redcloak with other jobs nearby. Tell us how flexible your dates are.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • Point out any areas we must not close
  • Clear stock, furniture or equipment away from the joints
  • Arrange parking or a loading space

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What the job involves on each surface

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement priming where the maker calls for it.

Floors, slabs and movement joints in Redcloak

Redcloak sits close to the coast, within about 2 miles. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. Less than 3 miles from Redcloak there are two named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

Sites like Kincardine Community Hospital (to the south-east of Redcloak) carry ambulances, deliveries and visitors’ cars over their road and deck joints. For a school such as Mackie Academy, playground and building joints can be done in the holidays. Office parks like Arduthie Business Centre (to the south-east of Redcloak) have decks, ramps and clad elevations whose joints take movement every day.

Building owners, agents and FMs in Redcloak

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Quoting for work in Redcloak

To price the job, we consider:

  • Joint width, depth and condition
  • The product specified
  • Whether old sealant has to be cut out first
  • Any access equipment needed

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

Good information means a firmer quote. When you get in touch, include:

  • Rough lengths or quantities, or drawings if you have them
  • Where the site is, with the postcode
  • How the joints are reached, and at what height
  • Specification clauses that apply

For a fixed quote, phone 01277 525 020 or email us with the site address and an outline of the work. You can also send details through our quote form.
