Expansion joint sealing near Pitch Place

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Cost factors for movement joints

There’s no standard rate for sealant work, since sites vary so much. What we look at:

  • Which sealant the job calls for
  • The site’s rules and procedures
  • The total length or number of joints
  • Joint width, depth and condition

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Before you send an enquiry

We can often quote from photos and a few details. It helps to include:

  • The product your specification calls for
  • Whether an asbestos survey exists
  • Rough lengths or quantities, or drawings if you have them
  • Whether the building will be occupied during the work

For a fixed quote, ring 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.

Expansion joint sealing in Pitch Place, done properly

Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability while depth is limited by backing rod or, in shallow joints, a bond-breaker. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. If you have brittle, chalky sealant on external joints and arrises breaking up along floor joints, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Pitch Place is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In and around smaller places like Pitch Place, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Warehouse floors and decks around Pitch Place

Pitch Place sits in one of the drier corners of the country, the South East. External slab and deck joints still need a dry, clean joint to seal, while winter salting gets into any joint left open. At about 37 miles from central London, Pitch Place is within reach of the capital. The roads out of London are lined with trade parks and distribution sheds.

A healthcare site such as Haslemere and District Hospital, 3.9 miles south of Pitch Place, depends on car parks, ramps and service yards whose joints take traffic all day. For floors and slabs around Pitch Place, the product is chosen for the traffic and the movement at each joint.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, and our waste is bagged and taken away as we go. Rural sites near Pitch Place may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

What happens if it’s left?

Spot repairs can be useful on a tight budget. But if the rest of the run is the same age and product, it’s usually not far behind and repeated access costs add up. We can price a patch and a full reseal side by side. Around Pitch Place, it’s better to renew all the failing joints at once, rather than one at a time. Photos of every joint help us quote for the whole job.

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Why us?

  • A Constructionline member, so easy to vet

What sealant work can’t fix

Being straight saves everyone time. New sealant won’t cure:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Proprietary pre-formed expansion joint systems

Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we will tell you honestly.

What we seal

  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Brickwork movement joints

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Common questions from Pitch Place clients

Can you work on a hospital site such as Haslemere and District Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is Pitch Place too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we’ll plan around them.

How long does movement joint sealing take?

Allow a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. Timings are set out in the quote.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Are expansion joints and movement joints the same thing?

They’re closely related. Both let materials grow and shrink with temperature, moisture and load, and the seal across it keeps water and debris out.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Keep stones and debris out of open joint lines
  • Report split or peeling joint sealant early
  • Note which joints were done, when, and with what
  • Inspect movement joints alongside other routine building checks

Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint, well after the seal first opened. Catching it early keeps the water outside.
