Expansion joint sealing for commercial buildings in Nis

A movement joint only works while its seal does. Once it fails, water, grit and debris get in; the joint jams, its edges take the load and the arrises spall. Resealing at the first signs of failure is far cheaper than repairing the material either side. If you are dealing with arrises breaking up along floor joints and debris jammed in movement joints, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Nis, preparation and product choice get the time they need.

For outside joints near Nis, the Scottish weather sets the timetable: sealant needs a dry joint and a temperature within its range. Inside slabs aren’t affected and can be scheduled around the occupier.

Every job is signed off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Joints that move: notes for Nis

The sea is no more than about 2 miles from Nis. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. Work on Nis has to fit the ferry timetable and the forecast. Joint widths, lengths and the traffic over them help us bring the right fillers and sealants.

Schools like Lionel School often have long brick elevations with movement joints that age quietly.

Nis (Gaelic: Ness) is in Na h-Eileanan Siar. We cover Nis and the rest of Na h-Eileanan Siar, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Nis is one of 87 places in Na h-Eileanan Siar on our list.

Postcode districts covered here: HS2. Nearby places we also cover include Ness (1 mile south), Lionel (1 mile north-east), Cross (1 mile west), Lìonal (1 mile north) and Sgiogarstaigh (1 mile east). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

What the job involves on each surface

Podium joints

Podium decks are exposed and often trafficked. We choose a product that copes with feet, wheels and weather.

Concrete and precast panel joints

Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Leaks coming from the membrane rather than the joint seal
  • Damaged metal nosings or cover plates over a joint

If in doubt, ring 01277 525 020 or send photos by email and we will say what we think.

What we seal

  • Precast concrete panel joints
  • Car park decks and ramps
  • Podiums and floor movement joints
  • Brickwork movement joints
  • Blockwork control joints
  • Cladding panel joints

Common questions from Nis clients

Do you work on the island where Nis is?

Yes. Islands are part of our area, Nis included. Ferry times and the weather set the plan, so we ask for photographs and a full list first.

Does a site in Nis have to shut while its joints are sealed?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

What exactly is a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.

What if the joint edges are damaged?

Sealant needs sound faces to bond to, so we’ll tell you if the edges need repairing before sealing. We flag it at the quote stage where we can see it.

Common problems we fix in Nis

Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600, and specifications often refer to it.

These are often picked up first by site or facilities staff:

  • Spalled or broken joint edges in floors and decks
  • Water dripping through deck or ramp joints
  • Expansion joints split through the centre of the bead
  • Damp inside where a wall movement joint has failed

Around Nis, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Questions to ask before you book

  • How joint depth will be controlled
  • Their public liability cover
  • How they’ll work around occupants
  • How the joint faces will be prepared and primed

Questions to ask before you appoint anyone

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Where we can, we combine work around Nis with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

What we need from you

  • For older buildings, check the asbestos register before work
  • Send your site hours and access windows
  • Tell us what induction or permit system the site runs

What happens if it’s left?

Some quotes just add sealant over the old bead. A bead over the old seal can’t bond or flex. Full removal and preparation is in every quote. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Nis, a repair visit takes planning, so it’s better to act early.

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.
