Expansion joint sealing across Lìonal

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Doing it in-house

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Expansion joint sealing in Lìonal

Buildings and slabs are never completely still: they expand in the heat, shrink as they dry, and shift under load. Expansion and movement joints are built in so the structure can move without cracking, and the sealant in them keeps water and debris out. We seal and reseal movement joints in walls, panels, decks and floors. We work on cladding panel joints, blockwork control joints and brickwork movement joints, and the failures we are asked to look at most are arrises breaking up along floor joints and movement joints with split or torn sealant. Facilities teams, main contractors and managing agents in Lìonal tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In smaller places such as Lìonal, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Slabs and yards take vehicles, rain and frost.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Honest limits

Some faults sit outside our scope, and we say so rather than covering them up:

  • Proprietary pre-formed expansion joint systems
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Joints too narrow for the movement, which need redesigning by the engineer

If you’re not sure, just give us a call on 01277 525 020 or send photos by email and we’ll give you a straight answer.

What we seal

  • Car park decks and ramps
  • Precast concrete panel joints
  • Cladding panel joints
  • Blockwork control joints
  • Brickwork movement joints
  • Podiums and floor movement joints

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Travel to smaller Scottish places like Lìonal is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

What we need from you

  • For older buildings, check the asbestos register before work
  • Tell us what induction or permit system the site runs
  • Warn occupants and staff about the work

Floors, slabs and movement joints in Lìonal

Lìonal is within about 1 mile of the coast. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. For an island location such as Lìonal, work is planned around ferry crossings and the weather. Joint widths, lengths and the traffic over them help us bring the right fillers and sealants.

For floors and slabs around Lìonal, the product is chosen for the traffic and the movement at each joint.

Common questions from Lìonal clients

Will you travel to Lìonal on the island?

Yes, Lìonal is within the area we cover. Our area covers all of Scotland, cities, towns and islands alike. Island work is planned around ferry crossings and the weather, so photographs and a full list before we travel are essential.

Can being near the sea in Lìonal affect the sealant we need?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

How long does movement joint sealing take?

Expect anything from part of a day to a couple of weeks, depending on joint lengths, widths and access, with phasing where areas must stay open. We will confirm when each area can be used again.

How much does the work cost?

Every job gets its own fixed quote. For yours, give us a call on 01277 525 020 or send photos by email with a description of the work.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Can staff carry on working while you are here?

Normally, yes. We phase the work so most of the building stays in use.

Is movement joint sealing guaranteed?

The workmanship is guaranteed for 12 months from sign-off, and we’re fully insured for public liability. Keeping joints clear of debris helps them last.

What happens if it’s left?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. We’ll flag where edges need repair before sealing. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Lìonal before they leak.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

When to call us in Lìonal

Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600, and specifications often refer to it.

Most enquiries start with something like this:

  • Car park joints leaking onto vehicles below
  • Weathered movement joint sealant that no longer flexes
  • Torn sealant in brick or block movement joints
  • New sealant over old, now failing

Schools such as Lionel School have movement joints in their walls and floors that are easy to overlook.
