Expansion joint sealing near New England

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Should maintenance staff do it?

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

About our expansion joint sealing in New England

Width, depth and product all have to work together. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1. The enquiries we see most involve spalled or broken joint edges in floors and decks and leaks through car park deck joints onto the level below, across car park decks and ramps, podiums and floor movement joints and cladding panel joints. Most enquiries from New England start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Jobs around smaller places like New England are planned so the whole job is done in one visit, with the right materials on hand. Note joint widths and the traffic that uses them, and we will take it from there.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Damaged metal nosings or cover plates over a joint

If you’re not sure, just give us a call on 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.

New England: questions and answers

Is a smaller place like New England outside your area?

Not at all. New England is within our area. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Will our site in New England have to close for joint sealing?

Typically not: we work in sections and hand each one back once it has cured. We agree the sequence and timings with you before we start.

Can staff carry on working while you are here?

Usually, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Which sealant will you use?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Can you seal joints in cold or wet weather?

Sealant needs a dry joint and a temperature within the product’s range. Frost, rain and condensation on steel or concrete can hold up external work so external dates keep some flexibility.

Can you seal car park deck joints?

Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement, and phased work can be planned so parts of the car park stay in use.

Building owners, agents and FMs in New England

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Floors, slabs and movement joints in New England

New England sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint. The 3 miles around New England take in two named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

For buildings at a park such as Blois Meadow Business Centre, 1.8 miles to the south-west of New England, brick and panel movement joints are easy to forget until one leaks. Across sites such as Haverhill Retail Park, which lies north-west of New England, floor and movement joints can be sealed in phases so units keep working.

New England is in Essex. We cover commercial sites throughout New England, whether it’s a single job or part of a planned programme. Across Essex, 644 places are covered, including New England. Our London page has more on work in that area (46 miles or so).

Commercial sites across CO9 are covered for movement joints. If your building is just outside New England, we cover Birdbrook (1 mile south). A short drive away, we cover Braintree (13 miles south), Saffron Walden (11 miles west), Halstead (10 miles south-east), Great Dunmow (14 miles south-west), Great Notley (14 miles south) and Bocking (12 miles south).

Maintenance after handover

For the best life from the joints:

  • Note which joints were done, when, and with what
  • Avoid parking heavy plant or pallets on joint lines
  • Reopen bays and walkways only after the stated cure time
  • Inspect exposed joints once the cold weather has passed

Movement joints belong on the planned maintenance inspection list. A periodic look picks up tears and lifting before water gets in and long before edges start to break. If anything looks wrong, ring 01277 525 020 or send photos by email with photographs.

External wall joints that fail let rain into the masonry and cavity. The first sign is often a damp patch indoors by which time the joint has been open for a while. Catching it early keeps the water outside.

Diagnose, treat, sign off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. Jobs in and around smaller places like New England are typically planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Advice

Surface by surface

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond, so the new seal holds.

Podium joints

Podium decks are exposed and often trafficked. We choose a product that copes with feet, wheels and weather.
