Expansion joint sealing in Neithrop
The seal is what lets a movement joint do its job. Once it fails, water, grit and debris get in. Resealing at the first signs of failure is far cheaper than repairing the material either side. The enquiries we see most involve debris jammed in movement joints and hardened, cracked sealant on exposed facades, on brickwork movement joints, podiums and floor movement joints and car park decks and ramps. Whether you call it commercial sealant work, mastic application or joint sealing, in Neithrop it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Around Neithrop, most floor and movement joint jobs are single buildings or yards. That way the right materials come on the day and the job is done in one visit where possible.
Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

Owners, agents and contractors
We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Neithrop. Several sites can go on one quote, so there’s one set of paperwork to deal with.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.
Neithrop: questions and answers
Do you take on work at healthcare sites like The Horton General Hospital?
Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Is Neithrop too far out for you?
No. Small places get the same service as large ones. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.
How do we ask for a quote?
You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.
How much does the work cost?
There isn’t a price list, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
Can you seal car park deck joints?
Yes. We use a sealant designed for wheel loads and the expected movement, and phased work can be planned so parts of the car park stay in use.
What happens if it rains on the day?
Sealing onto a damp surface leads to adhesion failure, so external work waits for suitable conditions. We agree a revised date with you.
What causes movement joint sealant to fail?
The common causes are poor preparation, three-sided adhesion, the wrong movement class and weathering. We diagnose which one it is before resealing since each needs a different fix.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
- Broken or spalled joint edges, which need repairing before any sealant goes in
- Movement on a scale no sealant is meant to absorb
Not sure which it is? You can call the office on 01277 525 020 or email the details over and we’ll tell you honestly before you book.

What the job involves on each surface
Joints between different materials
Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces.
Car park decks and ramps
Water coming through deck joints is the usual first sign. We strip the old seal, prepare the edges and seal again, and we’ll tell you if any edges need repairing first.
How a job runs
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Work in places the size of Neithrop is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.
- Photos, joint lengths and drawings come to us, or we visit.
- We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Areas reopen once cured, and the work carries our 12-month guarantee.
Before we start on site
- Confirm the product named in the specification
- Make sure the joints can be reached
- Tell us which areas need to stay in use

Related advice
Leave it or put it right?
A torn seal left alone usually gets worse. Water and debris get in, the joint jams and the edges spall and the job grows to repairs as well as sealing. Acting at the first split keeps the cost down. Small buildings around Neithrop suffer from failed joints as much as large ones. Early resealing avoids the damage that follows a leak.
Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Should maintenance staff do it?
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
