Expansion joint sealing in Bicester

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Expansion joint sealing in Bicester, done properly

We have been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. If you have chipped joint edges on forklift routes and car park joints leaking onto vehicles below, we can help, on car park decks and ramps, precast concrete panel joints and brickwork movement joints alike. Whether you call it commercial sealant work, mastic application or joint sealing, in Bicester it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In a town the size of Bicester, floor joints are mostly in industrial and trade units, supermarkets and car parks. Small units are often busy, so joints are done at times that suit the occupier.

Every job we finish is backed by a 12-month workmanship guarantee, in Bicester as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Your questions answered

Is a hospital such as Bicester Community Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Talisman Business Centre, near Bicester, within your area?

Yes. We cover Bicester and the area around it, including industrial estates, business parks and retail parks such as Talisman Business Centre. Photos and a short description are enough for a first look.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you need to see the site first?

It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Can you work while the building is occupied?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

What if the joint edges are damaged?

Sealant needs sound faces to bond to, so broken or crumbling edges have to be repaired first. We flag it at the quote stage where we can see it.

How much does the work cost?

Every job gets its own fixed quote. To get one, phone 01277 525 020 or use the quote form with a description of the work.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Act on the first tear or lifting edge rather than waiting
  • Check joints after long freezing spells
  • Put movement joints on the planned maintenance inspection round
  • Note which joints were done, when, and with what

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

Floor joints with failed fillers break up quickly under wheels. Broken arrises jolt trucks, loads and drivers, and the damage spreads along the joint. Sealing early protects the edges.

When something else is needed

Being straight saves everyone time. New sealant won’t cure:

  • Changing the joint layout or spacing of a structure
  • Proprietary pre-formed expansion joint systems
  • Concrete or masonry repairs along the arrises

If you are not sure, just phone 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.

Work for main contractors and building owners

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

General trades versus a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Diagnose, treat, sign off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases, and we clear our waste as we work. If you have more than one building in Bicester, they can often be done on the same visit. Tell us when the building is open and we will plan to suit.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Advice

Joints that move: notes for Bicester

Less than 3 miles from Bicester there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Central London is about 53 miles from Bicester. The South East has large numbers of industrial estates and warehouses along the motorway corridors; their floors carry heavy traffic every shift.

A healthcare site such as Bicester Community Hospital, under half a mile south of Bicester, depends on car parks, ramps and service yards whose joints take traffic all day. Another example is Bicester Shopping Park, 0.8 miles south-west of Bicester, where floors and yards would be done in stages around the occupiers. Schools such as Brookside Primary School have movement joints in their walls and floors that are easy to overlook.

Bicester is about 11 miles north of Oxford, in Oxfordshire. Across the OX26 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Oxfordshire coverage takes in 423 places, from busy centres to rural villages. Oxford is covered too, some 11 miles away.

Postcode districts covered here: OX26 and OX27. Buildings on Market Square, Market End Way and London Road are within our area for movement joints. Being close to the A4095 and B4100, Bicester is straightforward for us to reach. Just outside Bicester, we also work in Bure Park (1 mile north), Caversfield (1 mile north), Bucknell (2 miles north-west), Stratton Audley (3 miles north-east) and Stoke Lyne (3 miles north). A short drive away, we cover Oxford (11 miles south), Banbury (14 miles north-west), Thame (13 miles south-east), Kidlington (8 miles south-west), Headington Quarry (10 miles south) and St John Street area (11 miles south-west). Bicester is one of the busier places in Oxfordshire, and its commercial and public buildings are all within our area.

Cost factors for movement joints

The price varies from site to site. Expect it to depend on:

  • The site’s rules and procedures
  • Distance, for remote addresses
  • How much there is to seal
  • Phasing around occupants

Pricing movement joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • Whether the building will be occupied during the work
  • Clear photographs of the problem areas
  • The product your specification calls for
  • Asbestos survey details if the building is older

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, ring 01277 525 020 or email a schedule or drawings.
