Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Proprietary pre-formed expansion joint systems
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)

Not sure which it is? You can call the office on 01277 525 020 or email us and we will tell you honestly.

Surfaces we seal

  • Podiums and floor movement joints
  • Car park decks and ramps
  • Cladding panel joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Blockwork control joints

Our process

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs near Marybank are often grouped with others in the same area. Let us know if your dates have any give.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

How the job changes by surface

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. They take a low-modulus sealant with a movement class to suit, with backing rod setting the depth.

Concrete and precast panel joints

Precast and concrete panel joints move daily. The sealant needs the right movement capability and a controlled depth.

Expansion joint sealing around Marybank: what changes locally

Being in the west of Scotland, Marybank gets more rain than eastern areas. Rainwater through open yard and deck joints is a bigger issue here than in the drier east. External sealing is booked for dry spells, with some give in the dates.

Large sites such as Ross Memorial Hospital (5.6 miles north-east of Marybank) have car parks, service roads and long elevations with movement joints in brick and panels.

Marybank is about 13 miles north-west of Inverness, in Highland. Our applicators travel to Marybank for work on movement joints, handled exactly as we handle every other area. Marybank is one of 256 places in Highland on our list for movement joints.

We cover the IV6 postcode districts. Streets here include Ord Road, Baddon Drive and Achonochie Road, and sites on any of them can send details for a fixed quote. Sites close to Marybank are covered too, including Strathpeffer (2 miles north), Contin (3 miles north-west), Muir of Ord (4 miles south-east), Blairninich (4 miles north) and Maryburgh (4 miles north-east). Nearby towns on our patch include Inverness (13 miles south-east), Cradlehall (15 miles east), Merkinch (12 miles east), Dingwall (6 miles north-east), Hilton (14 miles south-east) and Alness (15 miles north-east). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so mention the location when you phone 01277 525 020 or use the quote form.

Why deal with it now?

Re-sealing with the same product that failed is often a false economy. If the joint is too narrow or the product wrong for the movement, it needs a different approach. For buildings near Marybank, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Questions about Marybank

Is Marybank too far out for you?

Not at all: smaller places are covered as well as towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do we have to stop operations in Marybank while the joints are sealed?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. The phasing plan comes with the quote.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

How long do sealant joints last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

How the quote is worked out

Before we quote, we look at:

  • Access and working height
  • Which sealant the job calls for
  • Joint width, depth and condition
  • Removal of failed or old sealant

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

What we need to price the job

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • The site address and postcode
  • Drawings or a marked-up plan, if available
  • Access details, including height
  • Asbestos survey details if the building is older

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.

Signs you need expansion joint sealing in Marybank

Most movement joint failures come down to the joint stretching further than the sealant can take. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. The same product in the same joint tends to fail again.

Site and facilities staff are often the first to spot these:

  • Damp inside where a wall movement joint has failed
  • Spalled or broken joint edges in floors and decks
  • Hardened, cracked sealant on exposed facades
  • Joints packed with grit and debris

In and around Marybank, the right filler or sealant for each joint depends on the traffic and the movement it takes.

Comparing quotes

  • What the guarantee covers, and for how long
  • Will failed sealant be removed rather than covered?
  • Will CSCS-carded applicators be on site?
  • Is the sealant right for the movement and the substrate?
